Asset Manager

The Commercial Asset Manager seeks to maximize property performance and build long-term value. This role ensures each property operates in accordance with investment objectives, regulatory requirements, budgets, and overall company values. Financial Functions Prepare annual operating and capital budgets for each property Review financial reports, conduct analyses, and engage with property management personnel and other parties to ensure performance in line with budgets Review & approve all property-related purchases and invoices in excess of certain levels, and administer other expense controls as appropriate Review aged delinquency reports every month & formulate appropriate collection plans Address lender requests as needed Marketing and Leasing Functions Develop marketing and leasing strategies for properties and work with the relevant parties to see that these strategies are executed Conduct market research and competitive analyses to inform asset positioning and set appropriate rents and other lease terms Manage and act as primary liaison with external leasing brokers Oversee the development and execution of lease renewals Ensure that all lease documents comply with company standards and legal requirements Tenant & Community Relations Advise managers on how to handle tenant complaints efficiently, courteously, and in a professional manner Deal directly with city and/or county officials regarding a wide range of topics Facilitate communication with on-site staff and ensure adherence to operational procedures Provide direction for eviction and small claims case legal actions Administrative Functions Attend weekly company meetings and provide updates on current activities and issues Review and assist with weekly reporting, project status, and flash reports for assigned regions Prepare written monthly agenda report Inform the VP of Operations of all instances where a property is operating below company standards and formulate action plans to return these assets to proper performance Develop and execute asset-level business plans to optimize NOI and long-term value Maintain records as needed for the properties and residents Obtain business licenses and permits and otherwise ensure regulatory compliance for the properties Audit sites for lease compliance as needed or required Adhere to all company policies and procedures Operations Functions Physically inspects all properties on a regular basis and reports findings to the Vice President of Operations as needed Routinely inspect vacant spaces to see that they meet the company\'s standards and are ready to be marketed or leased Make recommendations for capital improvement projects Approve detailed scopes of work and bid documents for competitive bidding and finalize vendor contracts and/or PO’s Approve and/or amend annual service contracts for the maintenance and upkeep of properties Monitor property operations, capital projects, and maintenance standards Inspect and approve work completed by outside vendors Recommend and supervise preventative maintenance procedures Stay abreast of local political and environmental issues that may affect the properties and/or their residents Answer after-hours and weekend emergency calls and contact appropriate maintenance personnel or outside vendors Qualifications Bachelor\'s degree from a four-year college Minimum of seven years’ experience and/or training; or equivalent combination of education and commercial property/asset management experience Must have knowledge of PC-based systems, including Windows Proficiency in Yardi, Word, Excel, and property management software required Familiarity with email systems, calendar, and database programs required Advanced understanding of commercial property operations required Basic construction/technical knowledge and experience preferred Working knowledge of landscape horticulture, arboriculture, and plant materials is beneficial A Certified Property Manager (CPM) designation is required - Must possess a current driver\'s license and auto insurance. #J-18808-Ljbffr G.W.
