Senior Project Manager

Stratton Landscape Group, LLC seeks an accomplished Senior Project Manager to lead multiple complex projects, overseeing execution, financial performance, scheduling, clients, field operations, team development, compliance, quality, safety, and overall results. This role connects the VP of Operations with clients, owners, general contractors, architects, Estimating, Accounting, Purchasing, subcontractors, Project Supervisors, and field personnel. We seek a leader who takes ownership, anticipates challenges, protects profitability, develops people, improves systems, and delivers results. Landscape experience is beneficial but not required. Leadership experience in commercial construction, general contracting, site development, infrastructure, engineering, facilities, specialty contracting, or similar project-driven industries is encouraged. REPORTING Reports to the VP of Operations; may oversee Project Supervisors, Project Engineers, Crew Leaders, Field Personnel, and Subcontractors; and works with Preconstruction, Estimating, Purchasing, Accounting, HR, Operations, and Executive Leadership. ESSENTIAL RESPONSIBILITIES Lead projects from preconstruction/turnover through execution, substantial completion, punch list, and closeout. Ensure safe, efficient, quality completion on schedule and at/below budget while meeting contract requirements. Manage schedules, milestones, plans, specifications, contracts, scope, budgets, and client requirements. Identify risks, delays, cost issues, manpower concerns, material shortages, and contractual challenges early; implement corrective action. Coordinate priorities with Estimating, Purchasing, Accounting, Project Supervisors, subcontractors, and other departments. Ensure field teams have needed personnel, information, materials, equipment, and resources. Oversee punch-list and closeout completion. Own project profitability; review production hours, labor utilization, material/subcontractor costs, equipment, budgets, forecasts, and estimated vs. actual costs. Identify variances early, protect margins, and report significant deviations to the VP of Operations/Estimating . Ensure accurate/timely billing, costs, receipts, and financial records; work with Accounting on forecasting, reporting, collections, and controls. Ensure change orders, additional work, and scope changes are documented, priced, approved, and communicated. Assist with estimating, proposals, project opportunities, and acquisition of new work. Preconstruction & Startup Conduct turnover meetings with the Estimator and Project Supervisor; review scope, contracts, bid assumptions, budget, labor, duration, subcontractors, materials, equipment, schedules, and risks. Coordinate material requirements/deliveries with Purchasing. Set expectations for production, quality, safety, communication, reporting, documentation, schedules, responsibilities, and financial performance. Client & Stakeholder Management Serve as a senior contact and maintain relationships with clients, owners, GCs, architects, consultants, vendors, and subcontractors. Attend project meetings; communicate status, schedules, changes, challenges, and resolutions promptly. Protect Stratton’s interests while professionally addressing client concerns and supporting customer satisfaction. Provide clear leadership, expectations, accountability, schedules, and production goals. Meet with Project Supervisors to review progress, priorities, manpower, budgets, challenges, and goals. Coach/mentor Project Managers, Supervisors, Crew Leaders, and high-potential employees; support development/succession planning. Participate in interviewing, hiring, promotion, discipline, termination, and performance management. Conduct annual evaluations; recommend compensation/advancement based on performance and business needs. Foster ownership, accountability, teamwork, professionalism, and continuous improvement. Operations & Project Controls Improve systems for efficiency, consistency, accountability, profitability, scheduling, communication, purchasing, documentation, production tracking, resources, and project controls. Coordinate personnel, equipment, supplies, materials, and subcontractors for efficient workflow. Oversee equipment, tools, materials, vehicles, trailers, and resources; keep sites safe, clean, organized, and professional. Maintain accurate drawings, specifications, as-builts, reports, billing, and supporting records. Maintain daily/weekly reporting; review labor, materials, costs, schedules, and progress. Report significant schedule, cost, scope, production, or contract changes to the VP of Operations/Estimating . Use completed-project data to improve estimating, forecasting, staffing, scheduling, and operations; complete subcontractor evaluations when applicable. Safety, Quality & Compliance Reinforce safety, quality, professionalism, and customer satisfaction; demonstrate visible jobsite safety leadership. Ensure compliance with contracts, plans, specifications, codes, company standards, and applicable laws/regulations. Address unsafe conditions/behaviors with safety leadership and field management; exercise appropriate authority to protect employees, clients, the public, and company property. Ensure proper use/maintenance of vehicles, tools, machinery, equipment, and materials; promptly correct quality concerns. Business Development Support business development, new-client relationships, estimating, proposals, project review, and new contracts. Identify repeat-business/client-expansion opportunities; advise leadership on capacity, staffing, risk, opportunities, and growth. Support operational improvement and profitability; represent Stratton professionally with clients, partners, subcontractors, vendors, and the community. AUTHORITY Within company policies/approval levels, the Senior Project Manager may: Request/verify personnel, materials, equipment, supplies, and resources. Approve time records and assign qualified lead personnel. Enforce policies, standards, and performance expectations. Participate in hiring, promotions, discipline, and terminations within delegated authority. Remove/suspend individuals from a site when immediate safety, conduct, or operational concerns require review. Recommend pay adjustments, promotions, and advancement. Take reasonable action to protect schedules, safety, quality, client relationships, and profitability. Operate company vehicles when authorized and qualified. QUALIFICATIONS Required 7–10 years of progressive project management, operations, construction, or related leadership experience. Success managing multiple complex projects simultaneously. Significant experience with budgets, labor, scheduling, forecasting, cost controls, and financial performance. Proven leadership of Project Managers, Supervisors, field personnel, subcontractors, and cross-functional teams. Strong knowledge of planning, scheduling, contracts, scope/change management, documentation, and closeout. Ability to identify risks, solve complex problems, and make sound decisions under pressure. Strong business/financial acumen and leadership, communication, negotiation, organization, and conflict-resolution skills. Communicate effectively with executives, clients, owners, contractors, architects, vendors, subcontractors, and employees. Strong skills with project-management, scheduling, reporting, spreadsheet, and document-management systems. High ownership/accountability with limited supervision. Preferred Bachelor’s degree in Construction Management, Engineering, Business, Project/Operations Management, or related field. PMP, CCM, LEED, or other recognized certification. 7+ years senior project/operational leadership. Experience with large/complex commercial projects or concurrent portfolios. Experience in commercial/general/specialty contracting, site development, infrastructure, facilities, engineering, or related fields. Experience with estimating, contracts, change orders, forecasting, P&L accountability, team development, process improvement, and client relationships. Bilingual English/Spanish a plus.
