Position Summary
The Compliance Inspector conducts routine inspections for each homeowners association within Seabreeze Management Company’s Nevada portfolio. This position supports community managers by documenting potential violations, verifying corrections, and reporting common-area maintenance concerns.
The role also provides field and operational support, including picking up and delivering association records, boxes, supplies, and other items. Between scheduled inspections, the inspector completes assigned projects, errands, and other tasks supporting Nevada Division operations.
The ideal candidate is dependable, organized, comfortable working independently, and able to adjust priorities while maintaining accurate records and professional communication.
Essential Duties and Responsibilities:
Community Inspections
- Inspect each HOA within Seabreeze’s Nevada portfolio according to its approved inspection schedule and scope.
- Review community-specific requirements, access instructions, and priorities provided by the community manager.
- Identify and document potential violations involving landscaping, weeds, property maintenance, trash containers, parking, exterior modifications, and other community requirements.
- Apply each association’s inspection standards consistently and objectively.
- Conduct follow-up inspections to verify whether previously documented conditions have been corrected.
- Inspect from approved streets, sidewalks, and authorized common areas without entering private lots, yards, patios, garages, or residences.
- Limit condominium inspections to the approved perimeter scope unless management provides different authorized instructions.
- Report common-area concerns, including irrigation leaks, damaged gates, lighting issues, landscape deficiencies, and potential safety hazards.
Documentation and Reporting
- Record accurate property addresses, inspection dates, descriptions, and supporting photographs.
- Enter findings into the designated management software using clear, factual language.
- Identify new observations, continuing conditions, corrected items, and matters requiring manager review.
- Submit inspection results within established deadlines.
- Report access problems, incomplete routes, and other conditions affecting inspection completion.
- Maintain required mileage, travel, and activity records.
- Keep association records confidential and separate.
Pickups and Deliveries
- Pick up and deliver boxes, association records, supplies, equipment, and other items as assigned.
- Coordinate pickups and deliveries with community managers, association representatives, vendors, and office staff.
- Confirm pickup locations, delivery destinations, contacts, and timing before traveling.
- Handle and transport materials carefully, protecting confidential records from loss, damage, or unauthorized access.
- Confirm completion of deliveries and promptly report delays, missing items, or other issues.
- Request assistance or appropriate equipment when items cannot be safely lifted or transported.
Special Projects and Operational Support
- Complete one-time projects, errands, and administrative or field assignments between scheduled inspections.
- Assist with association record transfers, box inventories, document organization, and other operational needs.
- Complete site visits, photograph requests, and verification tasks as directed.
- Coordinate competing assignments with the supervisor to meet inspection schedules and priority deadlines.
- Provide timely updates on assignment status, obstacles, and completion.
- Perform other related duties as assigned.
Professional Standards
- Interact courteously and professionally with residents, board members, vendors, and coworkers.
- Document observable conditions without speculation or personal opinions.
- Refer disputed conditions and unclear requirements to the community manager.
- Refer questions about notices, fines, hearings, exceptions, and enforcement decisions to the community manager.
- Do not independently impose fines, approve exceptions, authorize towing, direct repairs, or make commitments for an association.
- Follow company procedures for field safety, vehicle use, property access, and confidential information.
Requirements
Required Qualifications
- High school diploma or equivalent.
- Strong attention to detail, organization, and time management.
- Ability to work independently, follow instructions, and adjust to changing assignments.

- Ability to use a smartphone or tablet, take and upload photographs, enter information into software, and use email and basic Microsoft Office applications.
- Valid driver’s license and ability to meet company driving requirements.
- Reliable transportation and automobile insurance meeting company requirements when using a personal vehicle for work.
- Ability to travel to assigned communities throughout Seabreeze’s Nevada portfolio.
Preferred Qualifications
