Position Overview

We are seeking an experienced and highly organized Property Manager to oversee the day-to-day operations of an approximately 200-unit affordable housing community in Brooklyn, NY.

The Property Manager will be responsible for maintaining a safe, well-run, and financially sound property while ensuring compliance with applicable HUD and affordable housing program requirements. The candidate must have hands-on experience managing HUD-assisted or other regulated affordable housing and is comfortable balancing resident service, property operations, staff supervision, and financial performance.

This is a highly visible, hands-on management position requiring strong leadership, communication, organization, and problem-solving skills.

Key Responsibilities

• Oversee the daily operations of an approximately 200unit residential property.
• Supervise, schedule, and provide direction to onsite maintenance, porter, , and other property staff.
• Conduct regular property inspections and ensure buildings, grounds, common areas, and apartments are maintained in a clean, safe, and attractive condition.
• Coordinate work orders, apartment turnovers, preventative maintenance, repairs, and emergency response.
• Manage relationships with contractors, vendors, service providers, and building personnel.
• Monitor building systems and coordinate necessary repairs and capital improvements.
• Ensure compliance with applicable building, fire, health, safety, and housing regulations.
• Respond promptly and professionally to resident concerns and property issues.
Financial & Administrative Management
• Assist with preparation and management of the property's annual operating budget.
• Monitor rental income, collections, delinquency, expenses, and variances.
• Review accounts receivable and work with staff to address outstanding balances.
• Approve invoices and monitor vendor expenses in accordance with company policies and budget.
• Prepare regular management reports and communicate significant operational or financial issues to senior management.
• Maintain accurate property records and documentation.
Resident Relations
• Provide professional, responsive, and respectful service to residents.
• Oversee work order workflow from creation to closeout.
• Address resident complaints, lease violations, maintenance concerns, and other issues promptly.
• Enforce leases and property policies consistently and fairly.
• Coordinate resident meetings and community communications when appropriate.
• Work collaboratively with resident services and socialservice providers where applicable.
• Promote a safe, respectful, and positive residential community.
Qualifications
• 35+ years of property management experience, preferably in affordable, HUDassisted, or other regulated housing.
• Experience managing a residential property of approximately 150+ units preferred.
• Working knowledge of HUD housing programs and affordable housing compliance requirements.
• Experience with tenant certifications, annual recertifications, income calculations, rent calculations, and maintaining compliant tenant files.
• Experience preparing for regulatory and physical inspections preferred.
• Strong understanding of building operations, maintenance coordination, vendor management, and resident relations.
• Previous experience supervising onsite property staff.
• Strong written and verbal communication skills.
• Excellent organizational skills and attention to detail.
• Ability to prioritize multiple deadlines and operate effectively in a fastpaced environment.
• Proficiency with Microsoft Office, including Word and Excel.
• Experience with property management software preferred.
Ideal Candidate

The successful candidate is a hands-on property management professional who understands that affordable housing requires both excellent resident service and has strong experience with NSPIRE.

You should be comfortable walking the properties, meeting with residents, reviewing tenant files, working with maintenance staff, communicating with vendors, and monitoring financial performance.

Strong candidates will demonstrate sound judgment, professionalism, accountability, and the ability to build productive relationships with residents, staff, vendors, and ownership.

Compensation & Benefits

Salary: $110,000–$120,000 annually, depending on experience and qualifications.
