Property Maintenance Lead/ HVAC-focused Building Engineer

This role combines hands-on technical work with supervisory responsibilities, ensuring that building systems-particularly HVAC and mechanicals-are maintained efficiently, safely, and in compliance with all applicable standards.

Key Responsibilities

Property Operations & Oversight

• Oversee daily operations of HOA buildings, ensuring properties are clean, safe, and well-maintained

• Conduct routine inspections of common areas, mechanical rooms, and building systems

• Coordinate and supervise vendors, contractors, and service providers

• Respond to emergency calls, including after-hours issues on a rotating on-call basis

Maintenance & Technical Duties

• Perform hands-on maintenance and repairs across multiple trades (HVAC, plumbing, electrical, carpentry)

• Troubleshoot, repair, and maintain HVAC systems, including boilers, condensers, air handlers, and related mechanical equipment

• Monitor and maintain building mechanical systems to ensure optimal performance and efficiency

• Maintain maintenance logs, service records, and compliance documentation

HVAC & Mechanical Systems

• Diagnose HVAC system issues and perform preventative maintenance

• Coordinate major repairs or replacements with licensed contractors when necessary

• Ensure systems meet safety, environmental, and energy efficiency standards

HOA & Resident Relations

• Interact professionally with residents, board members, and property management staff

• Address maintenance requests and complaints in a timely and courteous manner

• Support HOA boards with property inspections and reporting as needed

Compliance & Safety

• Ensure compliance with local codes, safety regulations, and company policies

• Maintain a safe work environment and follow OSHA guidelines

• Participate in safety training and emergency preparedness procedures

Qualifications

• 5+ years of experience in property maintenance or building operations, preferably in HOA/condo association management or multi-family environments

• Strong hands-on experience with HVAC systems and mechanical equipment

• Working knowledge of plumbing, electrical, and general building systems

• Ability to read and interpret technical manuals and schematics

• Strong problem-solving and troubleshooting skills

Skills & Competencies

• Strong communication and customer service skills

• Time management and ability to prioritize multiple tasks

• Ability to respond calmly and effectively in emergency situations

Physical Requirements

• Ability to lift 50+ pounds

• Ability to stand, walk, climb ladders, and work in confined spaces

• Availability for on-call and after-hours emergency response

Work Environment

• Primarily on-site at residential HOA properties

• Exposure to mechanical rooms, outdoor conditions, and various building environments
