JCM Associates

Job Description

Job Description:\n\nPROJECT MANAGER\nMechanical & Plumbing Construction · MD · VA · DC\nSalary Range: $105,000-$150,000/yearAbout JCM Associates\nJCM Associates, Inc. is a family-owned commercial mechanical and plumbing contractor with 38 years of history in the DC Metro region. We have built a reputation for delivering technically complex, high-value projects for the region's top owners, developers, and general contractors - data centers, hospitals, federal facilities, high-rise residential, college campuses, and trophy office buildings - with project values ranging from $15M to $200M+.\nThirty-eight years as a family-owned business has shaped everything about how we operate. Our culture is close-knit, collaborative, and genuinely team-first - the kind of environment where people know each other, look out for each other, and take pride in the work they do together. We are based in Upper Marlboro, MD - just 20 minutes from Washington DC - in a brand-new, state-of-the-art office and fabrication facility purpose-built for the scale of work we do. Careers are built here. Skills are developed here. People are valued here - and that is exactly why so many of our team members have stayed for 20 years or more.\nIf you are an experienced mechanical construction PM looking for a company where your work will matter and your growth will be supported, we would like to hear from you.\n Why PMs Choose JCM\n\n Ownership and authority: Lead your projects with real accountability and decision-making authority - financial performance, field execution, team leadership, and client relationships are yours to own.\n Complex, high-profile work: Work on some of the most technically demanding mechanical and plumbing construction projects in the DC Metro region.\n A clear path forward: Strong PMs at JCM move into Senior PM and Project Executive roles. We promote from within and invest in the people who consistently deliver.\n A culture worth staying for: Close-knit, team-first environment with company outings, team events, and colleagues who have chosen to stay for decades.\n State-of-the-art home base: A brand-new, state-of-the-art headquarters in Upper Marlboro, MD - purpose-built fabrication shop, modern offices, and an on-site fitness center.\n Competitive total compensation: Base salary, annual performance bonus, vehicle allowance, WEX fuel card, and a comprehensive benefits package including personal training and nutrition coaching - details below.\n\n The Role\nWe are seeking an experienced and proven Project Manager (PM) to lead the delivery of commercial mechanical and plumbing construction projects across MD, VA, and DC.\nThis is a full-ownership role. Our PMs lead their projects from buyout through closeout - managing financial performance, field execution, client relationships, and the APM and PE team supporting them. You will work directly with field Foremen, be on the job site regularly, and be the person your team and your client rely on to keep everything moving. If you have run mechanical or plumbing construction projects and are looking for a company that takes the work seriously and invests in the people who deliver it, we would like to talk.\n Projects You'll Lead\nJCM specializes in large-scale commercial mechanical and plumbing construction, including:\n\n Data centers and mission-critical facilities\n Hospitals, medical labs, and healthcare campuses\n Federal and government facilities\n High-rise residential and mixed-use developments\n College and university buildings\n Trophy office and corporate headquarters projects\n\nProject MEP scope on PM assignments typically ranges from $15M to $75M+.\n Key Responsibilities\nProcurement & Buyout\n\n Lead project buyout - scope packages, vendor selection, purchase orders, and subcontract awards. Own the procurement log from release through delivery.\n Oversee the procurement and delivery schedule for all major mechanical and plumbing equipment, ensuring purchases align with specifications, timelines, and budget.\n Manage and coordinate specialty subcontractors - sheet metal, balancing, controls, and insulation - from scoping through performance and closeout.\n\nSubmittals, RFIs & Document Control\n\n Lead the creation, review, tracking, and management of submittals with full technical ownership - not just routing.\n Manage RFIs, design changes, and change order documentation, ensuring issues are identified early, framed clearly, and resolved efficiently.\n Maintain complete and current project documentation through every phase, including closeout packages, warranties, and final payment documents.\n\nChange Order Management\n\n Lead the preparation, pricing, submission, and tracking of change orders. Evaluate cost and time impacts accurately and pursue them completely.\n Maintain clear change order logs and communicate status to clients and stakeholders to protect project budget integrity throughout.\n\nScheduling & Financial Management\n\n Develop and maintain project schedules, allocating resources, tracking procurement timelines, and surfacing impacts and delays to leadership proactively.\n Take full ownership of project financial performance - budgets, forecasts, cost-to-complete tracking, and cash flow.\n Lead regular cost-to-complete reviews, identify exposure early, and have mitigation strategies in place before issues escalate.\n\nBIM, Prefabrication & Coordination\n\n Manage BIM coordination resources and processes to ensure mechanical and plumbing systems are integrated accurately and clash-free before field installation begins.\n Coordinate with the fabrication team to establish and maintain prefabrication schedules aligned with the project timeline. Manage the fabrication log and spool approval process.\n Oversee prefabrication logistics to support efficient on-site installation and minimize schedule impacts.\n\nField Oversight & Rigging\n\n Maintain regular on-site presence - full time during active phases - interfacing with field leadership daily to monitor progress and maintain alignment with project specifications.\n Plan and coordinate all rigging activities including logistics, permits, safety compliance, and on-site oversight, working directly with field leadership and rigging specialists.\n Oversee punch list completion, materials management, and final coordination through turnover.\n\nStartup, Commissioning & Closeout\n\n Lead commissioning planning focused on M/P scope, coordinating with JCM tech staff and subcontractors on schedules, crew sizes, and workflows.\n Track commissioning progress, punch lists, equipment trainings, and closeout documentation through a complete and thorough project close.\n Lead or coordinate final inspections, authority sign-offs, and owner training schedules.\n\nClient & Stakeholder Management\n\n Serve as the primary point of contact for clients, GC, and stakeholders - providing regular updates, staying ahead of issues, and maintaining strong relationships through every project phase.\n Identify project risks early, develop mitigation strategies, and communicate exposure to leadership before it escalates.\n Ensure compliance with JCM's Quality Assurance Program and site safety protocols on all assigned projects.\n\n Qualifications\nExperience\n\n 5+ years of experience in project management for mechanical and/or plumbing systems in commercial or industrial construction.\n Field or trade background is a significant advantage - plumber, pipefitter, HVAC mechanic, or any hands-on mechanical/plumbing installation experience. Candidates who came up through the trades and moved into project management are strongly encouraged to apply.\n Prior GC experience is welcomed and valued when paired with demonstrated MEP trade ownership and direct involvement in equipment procurement, submittals, and field execution.\n\nTechnical Knowledge\n\n Deep understanding of mechanical and plumbing systems in commercial construction, with the ability to review MEP drawings, specifications, and submittals with technical authority.\n Equipment fluency: AHUs, pumps, chillers, cooling towers, VAVs, hydronic systems, domestic water, sanitary, medical gas, and related systems.\n Strong command of the full project lifecycle: buyout, submittals, RFIs, schedule management, cost tracking, change orders, BIM coordination, prefabrication, startup, and closeout.\n\nSoftware & Tools\n\n Procore: Daily use for submittal management, RFI tracking, change orders, document control, and project reporting. Strong proficiency expected.\n Bluebeam Revu: Drawing markup, document review, quantity take-offs, and collaboration with field and coordination teams. Proficiency expected.\n Microsoft Office Suite: Excel , Word, Outlook and Teams. Strong proficiency required.\n BIM / Coordination Software: Experience managing or participating in BIM coordination using Navisworks, Revit, or similar platforms.\n Scheduling Software: Familiarity with Primavera P6, MS Project, or similar tools is a plus.\n\nEducation\n\n Bachelor's degree in Construction Management, Mechanical Engineering, or a related field is preferred but not required. Equivalent field experience, trade background, or a combination of vocational training and construction management experience will be given full consideration.\n\n What We're Really Looking For\nThe right PM brings a track record they can speak to clearly - specific projects, real dollar values, and an honest account of what they personally owned at each stage. They are trusted by the field because they know the work. They are trusted by clients because they communicate openly and stay ahead of problems. They show up on the job site because that is where decisions get made and relationships get built. And they are looking for a company that will recognize what they bring and invest in where they are going. If that describes how you work, we would like to hear from you.\n Compensation & Benefits\nJCM offers a comprehensive benefits package designed to support our people and their families. Below is a summary of what is included for this position.\nCompensation\n\n Annual Performance Bonus: Eligible employees participate in JCM's Annual Bonus Program, which rewards individual performance, team contribution, and company profitability - paid annually.\n Vehicle Allowance: Provided for this position - details confirmed at offer.\n WEX Fuel Card: Company-issued fuel card provided for this position.\n Mileage, Parking & Tolls: Reimbursed per company policy for all job-related travel.\n Cell Phone: $20/week reimbursement if a company-issued phone is not provided.\n\nHealth & Insurance\n\n Medical Insurance: JCM pays 100% of employee-only health coverage under the Core Plan. Family coverage is available with partial company contribution. Coverage begins the first of the month after 60 days.\n Dental: Available through CareFirst BlueDental (employee-paid).\n Vision: Covered under the medical plan with a $10 exam copay, plus additional discounts through Davis Vision.\n Life & AD&D Insurance: 100% company-paid coverage of $50,000 each, effective your first day of employment.\n Short-Term Disability: 100% company-paid. Pays 60% of weekly salary up to $2,000/week, effective after 60 days.\n Voluntary Long-Term Disability: Optional employee-paid coverage available.\n\nRetirement & Savings\n\n 401(k) Savings Plan: Eligible on the first of the month following 90 days of employment. Includes a year-end discretionary company match.\n Health Care FSA: Contribute up to $3,400 annually for eligible medical expenses.\n Dependent Care FSA: Contribute up to $7,500 annually for eligible dependent care expenses.\n\nPaid Time Off & Holidays\n\n Up to 80 hours (10 days) of PTO accrued during the first year of employment.\n 8 paid holidays recognized annually.\n\nAdditional Benefits\n\n Employee Assistance Program (EAP): Free confidential support for employees and dependents through ComPsych – Guidance Resources.\n TravelConnect & LifeKeys: Free financial, legal, travel assistance, and identity theft resources through Lincoln Financial.\n On-site fitness facility at our brand-new, state-of-the-art Upper Marlboro headquarters.\n Personal Training & Nutrition Coaching: JCM's principal is a certified personal trainer and nutrition coach - and makes that expertise directly available to our project management team. A benefit you will not find anywhere else.\n Company outings and team events throughout the year.\n Clear path to Senior Project Manager and Project Executive for the right candidate.\n\n Work Environment\nThis is an active, hands-on role. You will spend meaningful time on commercial construction sites - attending field coordination meetings, conducting site walks, and staying directly connected to project execution. Office time is based at our brand-new, state-of-the-art Upper Marlboro headquarters, approximately 20 minutes from Washington DC.\nConstruction is a demanding and rewarding industry and this role reflects that reality.
