Maintenance Technician

Property : Garden-style multifamily community

Reports to : Regional Maintenance Supervisor

Position type : Part-Time (Non-Exempt, Hourly)

POSITION SUMMARY

The Maintenance Technician helps keep the community safe, functional, and well maintained. This position handles resident work orders, apartment turnovers, preventive maintenance, and repairs to buildings and common areas. The technician should be comfortable diagnosing and maintaining existing systems while recognizing when a repair requires a licensed specialist or outside vendor.

KEY RESPONSIBILITIES

Resident service and repairs

• Respond to maintenance requests promptly, communicate respectfully with residents, and document work performed.
• Diagnose and complete routine repairs involving plumbing, electrical fixtures, HVAC, appliances, doors, locks, cabinets, drywall, paint, and flooring within the technician’s training and authorization.
• Identify urgent issues, including active leaks, loss of essential services, and safety hazards, and notify management promptly.

Apartment turnovers

• Inspect vacant apartments, identify needed repairs, and help prepare units for move-in on schedule.
• Complete assigned repairs, painting, fixture replacement, and final checks to ensure apartments are clean, functional, and ready to show.

Preventive maintenance and property upkeep

• Perform scheduled inspections and maintenance of building systems, equipment, roofs, drainage, lighting, and common areas.
• Check the grounds, walkways, stairways, parking areas, and other shared spaces for maintenance or safety concerns.
• Help identify recurring problems and recommend practical repairs that address the underlying cause.
• Maintain tools, equipment, supplies, and accurate records of completed work and materials used.

Coordination and emergency response

• Work with the property manager, other team members, and vendors to schedule and complete repairs with minimal disruption to residents.
• Assist with vendor access, explain observed issues, and confirm that assigned work has been completed.
• Participate in an emergency on-call rotation, if assigned, and respond according to company procedures.
• Follow applicable safety procedures and escalate work that requires permits, specialized training, or a licensed contractor.

QUALIFICATIONS

• Prior apartment maintenance or related building maintenance experience preferred.
• Working knowledge of common plumbing, electrical, HVAC, appliance, and general repair tasks.
• Ability to troubleshoot problems, prioritize work orders, and complete tasks with limited supervision.
• Strong resident service skills and a professional, respectful manner.
• Ability to use a work-order system and maintain clear documentation.
• Valid driver’s license if driving is required for the position.
• Relevant certifications, such as EPA Section 608 certification for refrigerant work, are preferred where applicable.

PHYSICAL REQUIREMENTS

The position involves walking the property regularly; climbing stairs and ladders; bending, kneeling, and working in confined or outdoor spaces; and lifting or moving materials and equipment with appropriate assistance. Work may take place in occupied apartments, vacant units, mechanical areas, and outdoors in varying weather.

Success in this role means completing quality repairs safely and on time, keeping residents informed, helping turn apartments promptly, identifying problems before they grow, and maintaining a clean and welcoming community.
