Salary:

JOB DESCRIPTION SUMMARY:


1. Responsible for the day-to-day operations of the business segment
2. Development and management of business relationships to advance the
strategic position of the company within the targeted region
3. Identifies and qualifies new opportunities and relationships and transitions
same into revenue-generating relationships
4. Services the existing customer base and identifies and pursues
opportunities for additional work and services
5. Maintains collaborative internal and external relationships to enhance
overall customer service, and addresses customer service issues
6. Management of assigned projects, contracts and agreements
7. Management and processing of project documents
8. Monitoring and documenting contract changes.
Services Provided
a. Emergency Service Calls Respond to customer calls for Security
Electronic & Detention Hardware repairs
b. Service Contracts
i. All Inclusive Responsible for all labor and materials required to
maintain the facility
ii. Labor Only Responsible to provide all labor as necessary to
maintain facilities. Material sold at a predetermined price or rate.
iii. Pre-sold Hours Customer can pre-purchase a block of hours at a
discounted rate
iv. Preventive Maintenance Inspections Provide cleaning,
lubricating, and adjustments of Security Electronic Systems, Video
Visitation & Detention Hardware
v. Confidence Tests Complete system tests and reporting for
Security Electronic Systems
vi. Discounted Rate Customer pay an annual fee for discounted
material pricing and labor rates (not same rate as presold hours)
vii. Extended Warranty Responsible for all labor or materials which
have extended warranty.
c. Modernization Projects complete system upgrades on electronic
controls or detention hardware. Project size typically less than $1M. If too
large will turn over to other Groups (Construction Ops, Electronics Group).
Determination made by EVP.
d. Wholesale Parts Sales Respond to customer requests for pricing and
parts sales. Security Electronics & Detention Equipment.
e. Warranty Support Respond to warranty calls for other divisions

REPORTING RELATIONSHIPS:


Reports To: Group Vice President Warranty, Service & Supply. In their
absence or as needed, the GVP will engage the Executive Vice President.
Reporting Positions:
a. Sales Manager Responsible for all sales in region, reviews proposals &
estimates of Service Managers & Operations Assistant; estimates & proposes
larger modernization projects
b. Service Manager Day to day management of technicians, scheduling
service calls & inspections, proposals for upgrades and wholesale orders,
manage small projects
c. Office Manager accounts payable, accounts receivable, HR functions
d. Operations Assistant Wholesale proposals, material procurement for
technicians & projects, maintenance billings, RMAs
e. Project Manager manage all aspects of projects/service contracts.
Responsible to meet contract terms and conditions and financial results.
i. Report on project progress/status.
ii. Identify and issue change orders from a variety of sources including
field operations, architect or customer. The sources can be RFIs,
BULs CICs or RFPs.
iii. Log change order issues as change management items.
iv. Manage change issues per the requirements.
v. Send proposed change order to the customer using contract
requirements.
vi. Obtain written approval of change orders, including modifications to
the contract agreement.
vii. Upon acceptance of a change, the Project Manager Coordinate the
required changes to schedule with the Contract Manager, scheduler,
procurement and PE upon acceptance.
viii. Conducts a site visit to assure site readiness and resolution of any
coordination issues with the general contractor prior to project start.
ix. Review the need for field supplies.
x. Obtain the substantial completion date from the contractor or architect
to be included on the warranties.
xi. Create Cornerstone warranty from standard form.
f. Programmer / Engineer design and program PLC and SCADA programs for
upgrades. Assist technicians in troubleshooting PLC/SCADA issues at
customer sites.
i. Initiate a request for pricing (RFP) to applicable vendors or
subcontractors for input regarding the resolution of the change order
issue.
g. CAD Engineer design and draw all new system drawings for upgrades,
and O&M manuals. Assist technicians in field as necessary.

Service Technicians provide service repairs on and off site, preventive
maintenance, inspection and assist with system upgrades including shop
fabrication. Complete renovation and all projects skills allow to accomplish
service and/or construction projects


4.0 REQUIREMENTS:


1. Education
Required: High school diploma.
Preferred: 4-year Construction Science or Engineering Degree
2. Licensing/Registration/Certification
Required: Local licensing and maintain regional specific registrations (i.e.
Garner must have a DCJS (Department of Criminal Justice Services)
registration in the state of VA.
Preferred: P.E. and local licenses as determined appropriate
3. Experience
Required: 2 years Construction Project Management or Construction
Project Engineering
Preferred: 5 years Construction Project Management and Construction
Project Engineering experience and 5 years general field construction
experience.


4. Skills, Knowledge and Abilities:


Ability to plan, prioritize and schedule construction tasks. Basic computer
hardware and software skills. Verbal and written communication skills.
Customer service/relations skills. Knowledge of building codes,
spreadsheets (Excel) and word processing (MS Word). Manpower
planning and scheduling techniques. Prefer knowledge of detention
equipment. Ability to read blueprints for all trades, particularly detention,
security, mechanical, electrical and structural. Ability to read and interpret
schematics.
5. Physical: Sitting, standing, walking, stooping and lifting to 60 pounds.
6. Mental: Basic arithmetic skills. Must be able to communicate in English
(verbal and written).
7. Travel: ability to travel and in some instances overnight for extended periods
as required to support staff or customer needs
5.0 WORKING CONDITIONS: Office and construction sites. Active detention
facilities. All weather environments. Air and car travel as required.


6.0 ESSENTIAL FUNCTIONS:


1. Full P&L responsibility for the business segment including
budgeting, forecasting, accounts receivable and collections
2. supervision of regional personnel
a. Employee reviews
b. Moral
c. Discipline
d. Training

Approval of payroll and expense reporting
4. Approval and management of accounts payable
5. Managing and enhancing existing customer relationships
6. Developing new client relationships
7. Preparation of cost estimates, bids and proposals
8. Coordination with other business segments as required to support
the overall efforts of the company.
9. Job planning, scheduling and budget control
10. Planning: understanding what work must be done-including identifying the
individual activities and necessary resources-to complete the project: then
developing a plan of action in a logical order that can be displayed
graphically as a project planning diagram.
11. Scheduling: validating when the work activities need to be done. This
stage details the time allowed for the project and each activity-when they
are to be started and completed
12. Controlling: monitoring (or tracking) progress of the project as it gets
under way, analyzing performance, then resolving concerns. It also
manages status reporting.


7.0 AUTHORITIES AND RESPONSIBILITIES:


1. Represent company at contractor and/or owner meetings when required
2. Follow established company policy and procedures
3. Project/job safety
4. Ensure effective turnover of the project to assigned staff
a. facilitate and control spare parts & keying for close out
5. Attend project start-up meeting
6. Coordinate all engineering necessary
7. Coordinate with procurement on all products
8. Manage the procurement of all engineered and subcontracted products
and services
9. Follow project schedules
10. Facilitate the timely submittal process
11. Staff training
12. Assume warranty obligations on completed projects and ensure that the
Project Turn-over documents are obtained from the Operations group.
13. Coordinate and monitor all field activities
14. Manage meeting cost and profit targets
15. Coordinate change orders
16. Facilitate timely execution of the schedule and project
17. Ensure effective communications throughout the project
18. Maintain positive working relationships with all team members
19. Ensure proper documentation of the project
20. Ensure overall project success
21. Ensure overall customer satisfaction.

DUTIES AND TASKS


1. Maintain job records/files including job costing, billing information,
schedule of values, change orders etc.
2. Schedule manpower.
3. Assist in the coordination of material and equipment deliveries.
4. Review and re-execute any start-up procedures as applicable.
5. Conduct a kick off meeting with the Project Superintendent to review
the contract documents and field binder for issues and project needs
beyond normal operating process.
6. Coordinate with the Project Manager / Superintendent to assure the
project meets profitability targets including the use of field overtime as
needed.
7. Perform timely communication with field management through the
daily field reports and other documentation as needed.
8. Review time sheets and expense reports weekly for accuracy and
timely submission to accounting.
9. Review all project costs monthly to assure accurate and timely
accounting of project costs.
10. Identify all waivers and affidavits and ensure that they are executed
and submitted on time.


8.0 MEASURES OF PERFORMANCE:

1. Profit and Loss relative to established budget
2. Job completions within time and budget constraints.
3. Project quality consistent with code, company and industry standards.
4. Owner satisfaction.
5. General contractor satisfaction.
6. Timely submission of all job reports (verbal and written).
7. Project documentation integrity.
8. Project file organization and completeness.
9. Working relations with co-workers.
10. Timely submission of vendor submittals.
11. Timely processing of change orders.
12. Timely release of material requisitions.
13. Proper and timely coordination with the different job site trades.
14. Timely communication and resolution of job problems and issues.
