Supervises all activities related to Contract Administration, Document Control, Change Orders, Submittals, Procurement and Schedule. Works closely with Estimating during pre-construction process. In conjunction with the Preconstruction Department, interfaces with owners, A/E’s suppliers, and subcontractors to resolve constructability and/or value engineering matters during negotiation and contract execution. Performs all essential functions and responsibilities in conjunction with the company’s values and beliefs and in alignment with RAC’s policies so that the client’s full satisfaction and at the Company’s expected levels of safety, quality and profitability are obtained.Duties:Project Startup and CloseoutReviews owner contract and ensures complianceBuyout contract in accordance with corporate policyManages development of master project scheduleManages development of site-specific Quality Control ProgramIdentifies critical issues and milestonesAssists in the establishment of objectivesAssists in the establishment of proceduresAssists in the establishment of performance standardsReviews budgets and scopes with Preconstruction DepartmentForecasting and PlanningManages schedule updatesLeads regular project planning meetingsManages project budgetIdentifies potential additional cost issues and forecasts accordinglyPrepares project reports in accordance with corporate policyManage Subcontractor ParticipationWorks closely with the project SuperintendentEffectively resolves problems in a manner that benefits the project, RAC, and OwnerUnderstands when to obtain approval and involve upper managementProject is built in compliance with contractProject is on scheduleProject is within budgetEnsures that safety is properly incorporated into job planning and executionAssumes all functions and responsibilities of Asst. Project Manager if one is not assigned to projectAssumes additional responsibilities deemed appropriate by supervisorContract ManagementManages the development of a GMP or Lump Sum ContractEvaluates and negotiates subcontractor change requestsPrepares subcontracts and purchase ordersPrepares subcontract and owner Change OrdersPrepares Monthly Owner RequisitionsMaintains continuous knowledge of jobsite expenditures/back chargesAnalyzes financial ability of subcontractors to performPrepares revenue projectionsManages cash flowManages rental equipmentEnsures all contractual requirements of Subcontractor/Vendor have been fulfilled prior to their mobilization.Manages income/expensesAdministers Owner Purchase ProgramManages miscellaneous job expendituresEvaluates and approves payment applications and invoicesManages project assetsEnforces Company bonding and insurance policiesManages Change Order processPrepares monthly analysisConducts weekly and monthly review (study) of job cost reportsPrepares and distributes monthly updatesDevelops Look-Ahead SchedulesManages document control in accordance with corporate policyQUALITY STANDARDSManages company’s quality control program on the projectAlert to deviation from RAC’s quality standardsEnsures proper corrective action is initiated where neededManage Project StaffProvides direction to the staffConducts staff meetingsDisseminates Company Policy/informationProvides conflict resolution managementAdministers HR issuesPromotes employee moraleBecomes accepted by peers and staff as Project leaderPerforms evaluationsRecruits jobsite staffProvides for professional development of staffMentor​Manage Relationships with Clients, Consultants and SubcontractorsRepresents RAC in a professional manner at all timesRepresents Company in Project meetingsRepresents Company in Negotiation/Strategy meetingsProfessional Development and Corporate LeadershipParticipates in Company-sponsored eventsParticipates in Task Team CommitteesParticipates in industry-related organizationsTeaches and/or trains employeesParticipates in college recruiting and activitiesParticipates in general recruitingParticipates in Company presentationsParticipates in Project PR eventsSeeks positive PR opportunitiesParticipates in training programsParticipates in continuing education programsParticipates in seminars and conferencesParticipates in professional organizationsSupports mentoring programsPractices core valuesParticipates in industry-related organizationsParticipates in Marketing presentationREQUIREMENTS:Four (4) year Construction/Engineering Degree or equivalent combination of technical training and related experience, plus a minimum of Eight (8) years’ experience in construction, design, finance and management required. Must be able to apply innovative and effective management techniques to maximize employee performance. Thorough understanding of industry practices, processes, standards and their impact on project activities important. Proficiency in RAC’s computer software and keyboarding necessary (P6 CPM Schedule software, JDE, Procore, MS Word, Excel, AIA Contract Documents). Excellent communications and interpersonal skills required.
