Senior Property Accountant

We are seeking an experienced Property Accounting Manager to oversee the accounting and financial operations for a portfolio of commercial real estate properties. This position is ideal for someone who understands both commercial property operations and accounting and can effectively manage the financial aspects of leases, tenants, operating expenses, and property performance. The ideal candidate will have a strong understanding of commercial leases, CAM reconciliations, tenant billings, rent schedules, operating expense recoveries, and property-level financial reporting , along with a solid accounting foundation. This is a property-focused accounting position rather than a traditional corporate accounting role. The successful candidate will work closely with Property Management, tenants, vendors, ownership, and internal teams to ensure accurate financial information and proper administration of the property's financial activity. Key Responsibilities Property Accounting & Financial Management Manage the day-to-day accounting activities for an assigned portfolio of commercial real estate properties. Maintain accurate property-level accounting records and ensure transactions are properly recorded and supported. Perform and review general ledger reconciliations, bank reconciliations, accruals, journal entries, AP, AR, and month-end close activities . Review property financial statements and ensure accuracy of revenue and expense activity. Analyze property-level financial results and investigate discrepancies or unusual activity. Assist with budgeting, forecasting, and variance analysis. Prepare financial reports and supporting schedules for management and ownership. Monitor property cash flow and operating expenses. Assist with year-end close, audits, and other financial reporting requirements. Commercial Lease & Tenant Accounting Review and maintain commercial lease information to ensure accounting and billing accurately reflect contractual terms. Maintain rent schedules and monitor contractual rent increases, escalations, and other lease-related changes. Prepare and review tenant billings, rent charges, reimbursements, and other tenant-related charges . Ensure tenant charges and recoveries are properly calculated and recorded. Monitor tenant receivables, outstanding balances, and delinquencies. Review lease amendments and ensure changes are accurately reflected in the accounting system. Work with Property Managers and other departments to resolve tenant billing or lease-related discrepancies. CAM & Operating Expense Reconciliations Prepare and/or review annual CAM reconciliations and tenant expense recoveries . Calculate tenant shares of operating expenses based on lease terms. Review CAM expenses for proper allocations, exclusions, caps, and other lease-specific requirements. Reconcile estimated tenant recoveries against actual expenses and calculate annual true-ups. Review property operating expenses, including taxes, insurance, maintenance, utilities, repairs, and other recoverable costs. Ensure expenses are properly coded and allocated to the appropriate property and tenant. Research and resolve discrepancies between lease requirements, property expenses, and tenant billings. Property Operations Support Partner closely with Property Managers to ensure accurate financial information for each property. Review AP invoices for appropriate property, account, and cost coding. Work with vendors and internal teams to resolve billing and payment discrepancies. Assist Property Management with financial questions related to leases, tenants, expenses, and recoveries. Provide financial information and reporting to management and ownership. Identify opportunities to improve accounting and property management processes. Maintain organized documentation supporting property transactions, tenant charges, reconciliations, and financial reporting. Qualifications Bachelor’s degree in Accounting, Finance, Business, Real Estate, or a related field required. 5+ years of experience in commercial real estate, property accounting, or property management accounting . Strong understanding of commercial leases and lease-related accounting . Hands-on experience with CAM reconciliations, tenant recoveries, operating expense allocations, and annual true-ups . Solid accounting knowledge, including: Accounts Payable Accounts Receivable Bank and balance sheet reconciliations Accruals Journal entries Month-end close Variance analysis Experience with rent rolls, tenant billing, lease escalations, and property-level financial reporting . Strong Excel skills, including the ability to work with large amounts of financial and property data. Experience with Yardi or another commercial property management/accounting system preferred. Strong analytical and problem-solving skills. Excellent attention to detail and organizational skills. Ability to manage multiple properties, deadlines, and priorities. Strong communication skills and ability to work effectively with Property Managers, tenants, vendors, and internal accounting teams. Preferred Experience Commercial office, retail, industrial, mixed-use, or other commercial real estate experience. Experience with NNN, gross, modified gross, and other commercial lease structures . Experience calculating tenant expense recoveries and CAM charges. Experience with lease escalations and percentage-based or other tenant charges. Experience supporting property budgets and forecasts. Experience working with ownership, investors, or property management leadership. Yardi or similar property accounting software experience. #J-18808-Ljbffr
