Dewey's locationWhat You'll DoOversee day-to-day facility maintenance, repairs, safety, and overall functionality across approximately 30 restaurant locations and related propertiesServe as the first point of contact for facility issues, diagnosing and completing hands-on repairs when practical and coordinating the appropriate vendor when neededPerform hands-on diagnosis and repair of HVAC, lighting, electrical panels, basic plumbing, and general building issues at nearby locations and company-owned propertiesDevelop and manage preventative maintenance programs for HVAC, refrigeration, kitchen equipment, parking lots, and building systemsBuild and manage a quarterly preventative maintenance calendar and prioritization system for on-demand requestsOwn the facilities work order and ticketing process and establish clear response standards for emergency, operational, and aesthetic requestsRespond to emergency maintenance issues and coordinate timely repairsConduct regular property inspections and complete a written facilities assessment of every location at least annuallyEnsure locations meet safety and brand standardsCoordinate grounds services, including mowing, gardening, and snow removalSource and manage relationships with contractors, service providers, and maintenance vendorsBuild and maintain a regional vendor database for key trades, including HVAC, electrical, plumbing, refrigeration, and general repairCoordinate bids, proposals, and RFPs for repairs, maintenance, and capital projectsManage facility improvement projects, remodels, equipment replacements, and capital initiativesCoordinate project timelines, budgets, permits, inspections, and contractor schedulesAssist with new store openings, remodels, and closures as neededBuild and maintain an asset inventory across all locations and track major assets such as HVAC units, roofs, hoods, and garage doorsUse asset information, work order history, warranties, and prior spending to proactively plan repairs and replacementsDevelop and manage the annual facilities and maintenance budget, monitor spending, identify cost savings, and review and approve facilities invoicesManage company-owned properties and support tenant-related maintenance and operational needsPrepare company-owned spaces to be renter-ready, show available spaces, and maintain rental listings as neededCoordinate communication with tenants regarding repairs, property access, and operational issuesSupport lease-related responsibilities, including landlord/tenant obligations, CAM reconciliations, property budgeting, and documentationCoordinate safety inspections and corrective actionsPartner closely with Operations, Finance, Restaurant Management, and company leadershipProvide guidance to restaurant managers on maintenance procedures and issue reportingCommunicate facility conditions, projects, and expenditures to leadership and know what needs to be escalated, to whom, and whenWhat Makes You a organizational skillsWhat You BringTrade certification or technical training in HVAC or a related trade, or an associate's degree in Facilities Management, Construction Management, Business, or a related fieldEquivalent hands-on experience may be considered in place of a degreeAt least 2 years of facilities or property management experience in a retail or hospitality environmentAt least 1 year of experience in a multi-unit restaurant, retail, or hospitality environmentHands-on HVAC experience preferredExperience managing both leased and company-owned commercial propertiesKnowledge of restaurant equipment, building systems, and preventative maintenance practicesAbility to diagnose and service commercial equipment, change lights and panels, work with 120, 220, and 480 volt systems, swap out equipment, and speak knowledgeably about restaurant hoodsExperience managing vendors and contractors, including building vendor relationships and coordinating bids or RFPsAbility to manage multiple projects and priorities across various locationsProficiency with Microsoft Office and facilities/work order management systems such as Asana or comparable platformsFamiliarity with state and local regulatory requirements related to facilities operationsValid driver's license and ability to travel regularly between multi-state locationsMust reside in the Cincinnati area or be willing to relocatePreferred ExperienceMulti-unit restaurant or retail facilities managementTenant/property managementConstruction or remodel project oversightAsset tagging and tracking programsCreating,
