Senior Project Manager – Overview Gafcon PM‑CM LLC is seeking a Senior Project Manager to oversee and manage all aspects of construction projects on behalf of the owner. The role is responsible for delivering projects on time, within budget, and to required quality standards while ensuring compliance with all applicable regulations and client expectations. Essential Responsibilities Serve as subject matter expert on Gafcon Project Management Policies and Procedures. Collaborate with the owner/client to develop and implement a comprehensive project plan, including timeline, deliverables, and resource allocation, acting as the single point of contact. Prepare RFPs for professional services and construction contractors, manage proposal phase(s), and negotiate contracts. Manage activities of construction management staff—including contractors, engineers, architects—and oversee daily reporting. Execute all project deliverables for the client prior to final turnover. Develop project plans and specifications for constructability, operability, maintainability, and cost effectiveness. Oversee project controls, cost, and overall success through project closeout. Coordinate worksite and equipment access/shutdowns, obtain permits, and develop support schedules to minimize interference. Track project data, document and administer budget and schedule variances, and produce clear, informative reports for the client. Apply advanced knowledge of cost estimating, scheduling, and contract administration, including technical analysis and cost estimates for proposed changes. Maintain project reports and monitor progress to identify and resolve deviations from the plan. Negotiate contracts with contractors, suppliers, and vendors, ensuring compliance with legal, regulatory, and contractual requirements. Administer contracts, including change‑order management, payment processing, compliance verification, RFIs, daily logs, and site documentation. Resolve technical contract‑related disputes and issues in collaboration with client representatives. Promote open communication, fostering positive relationships among owner/client, architects, engineers, and other entities to ensure minimal disruption. Coordinate and facilitate stakeholder meetings, including owner/client representatives, design professionals, contractors, and regulatory authorities. Prepare and present project reports, financial summaries, risk assessments, and presentations to stakeholders and executives. Develop and approve safety protocols, ensuring site compliance with health and safety regulations. Represent owner, project, and related parties in public forums and meetings. Resolve complex technical problems through situational and data analysis. Manage Gafcon contract for staffing, revenue, P&L, and risk. Communicate organizational needs, oversee staff performance, and support individual development. Monitor industry publications and news sources to stay informed of market trends. Secondary Responsibilities Complete special projects as needed. Act as a seller‑doer and participate in business development with Marketing and Business Line Leader. Present as subject matter expert in GafCollege or other industry associations. Maintain professional development through GafCollege attendance, organization memberships, continuing education, and certification. Proactively evaluate the organization’s competitive position and identify innovation. Perform other duties as assigned. Qualifications and Requirements Bachelor’s degree in architecture, engineering, construction management, or related field preferred; equivalent education and experience may be substituted. 10–15 years of design and/or construction experience, including 5–7 years as Project Manager on large or complex projects. Advanced knowledge of construction drawings and specifications. Expertise in master planning, project development, all‑phase management, construction estimating, scheduling, budget management, controls, document control, engineering principles, contracts, and delivery methods. Strong critical thinking, decision‑making, and prioritization skills. Excellent written and verbal communication skills. Outcome‑driven and timely decision‑making. Ability to anticipate and resolve design and construction challenges. Strong leadership, delegation, confidence, inspiration, and trust‑building abilities. Composure in high‑pressure or ambiguous situations. Proficient in MS Office and project management information systems. Professional certifications such as PMP or CCM desirable.
