Maintenance Technician

As a FT Maintenance Technician for the Farmington Property Management Group, you will take ownership of overseeing the maintenance and exterior presentation of the company's assets - a portfolio of apartment communities located in San Juan County, NM. Pay is based on experience, starting at $22/hr. Responsibilities Ensure properties consistently reflect the standards of FPMG. Provide a high level of professionalism in all interactions with tenant, coworkers, and external parties. Coordinate effectively with outside vendors and service providers to schedule, oversee, and verify the quality of work performed. Safely and competently operate a wide range of hand tools and power tools required for routine repairs and project work. Learn and proficiently utilize the company's property management system (Buildium) to receive, track, update, and close out work orders. Respond promptly and accurately to tenant questions and maintenance requests that fall within the scope of the role. Maintain excellent communication and consistent punctuality with the Asset Manager, providing timely status updates on assigned tasks. Conduct thorough and detail-oriented move-in and move-out inspections, documenting property conditions accurately. Approach all day-to-day duties with a high degree of attention to detail and a commitment to quality workmanship. Qualifications Strong organizational and time-management skills with the ability to prioritize multiple work orders and projects simultaneously. Practical working knowledge of general repair trades, including basic plumbing, electrical, HVAC, drywall, painting, carpentry, and appliance troubleshooting. Strong problem solving and diagnostic abilities to identify root causes and implement durable, cost-effective solutions. Reliability, self-motivation, and the ability to work independently with minimal supervision while still operating as part of a team. Physical stamina and the ability to lift, carry, climb, kneel, and stand for extended periods, as the role requires. A valid driver's license, a clean driving record, and reliable transportation to travel between properties as needed. Basic computer and smartphone proficiency for using Buildium, email, digital work orders, and photo documentation. Strong knowledge of workplace safety practices and a commitment to following OSHA and company safety standards at all times. Excellent customer service orientation when interacting with tenants, owners, and vendors, including discretion and respect for tenant privacy. Adaptability, a willingness to learn new systems and procedures, and a proactive approach to ongoing professional development.
