Director – Head of Services

Location : Atlanta or New York 

Salary:  NYC ($290k - $310k/year) Atlanta DOE

Reports to:  COO & Head of Portfolio Management, North America

The Head of Services leads Jamestown's global Services business line—owning its growth strategy, profitability, and execution. This role provides senior oversight on engagements, manages key client relationships, and sharpens internal operations across pipeline process, resource allocation, engagement onboarding, and reporting. The Director also drives business development and lead generation, managing pitch processes end-to-end and ensuring high-quality sales collateral. 

The role requires close partnership with Jamestown’s senior leadership and strong collaboration across departments and regions. 

Key Responsibilities

• Oversee Services business line: 
  • Accountable lead for overall global Jamestown Services business – in terms of the business line’s growth strategy, profitability, resource allocation, and execution of engagements. 
  • With leadership, set and manage the Services business line strategy & objectives, tracking progress to the goals on a quarterly basis. 

• Oversee execution of engagements : 
  • Step into specific engagements more deeply where needed / appropriate, to provide advisory and leadership. 
  • Provide leadership direction, resource coordination, and feedback to internal teams on engagements, with input from executives.
  • Monitor project life-cycle for quality assurance, and identify potential project risks and develop mitigation strategies to ensure project continuity and success. 
  • Client relationships : Manage key high-level client relationships and ensure each active engagement has a clear relationship owner, supporting where needed. 

• Business development & lead generation: 
  • Lead generation strategy: Develop and execute a proactive lead generation strategy for the Services business.
  • Collateral : Refine sales tools and pitch decks; ensure consistency in how the Jamestown brand is presented, in coordination with Investor Relations and others. 
  • Pitch process:  Oversee internal process for generating pitches and RFP responses, advancing opportunities and enhancing the efficiency of collateral production.

• Oversee and strengthen internal operations – with support of team member(s):
  • Integrated pipeline process:  Ensure all new services opportunities come through the joint funnel / process with acquisitions opportunities for review. 
  • Track engagements:  Oversee source-of-truth tracker for all services engagements at all stages of the lifecycle (prospective, awarded, active, on hold, complete).
  • Resource allocation: 
    • In collaboration with the Director of Portfolio Operations and cross-departmental leaders, assign internal project lead and supporting team members for each new services engagement.
    • Oversee resource tracking system, enabling us to track time allocation, ensuring that as we onboard additional engagements, that we have the proper staffing and and are not overallocating individual team members. 
    • Subject matter expertise: Recommend resourcing solutions for engagements that we need to bring in additional SME support for, in partnership with department heads and engagement lead. 
  • Internal onboarding procedures:  Develop and implement consistent internal processes and procedures for onboarding new services engagements – ensuring clear role expectations and norms on operational items (e.g., document management, client norms, reporting, etc.). 
  • Reporting : Ensure consistent reporting on engagements to clients and to internal Jamestown leadership. 

Qualifications: 

Education & Experience:

• 15+ years of progressive experience in professional/advisory services, consulting, or real estate services, including at least 5 years in a senior leadership role with P&L or business-line ownership. 
• Direct experience in commercial real estate, asset management, or institutional real estate services strongly preferred (e.g., advisory, property/asset management services, development services, or similar).
• Demonstrated track record of growing a services or consulting business line — including revenue growth, margin management, and scaling delivery capacity.
• Experience managing a portfolio of concurrent client engagements, including prioritizing resources across competing deadlines and client needs.
• Direct experience in business development for professional services — managing a pipeline from lead generation through proposal/RFP response to signed engagement.

  Skillset / Knowledge:

• Must possess strong working knowledge of relevant real estate asset classes - retail, F&B, office, hospitality, entertainment, and residential. 
• Strong financial acumen — comfortable owning or closely partnering on budgeting, pricing, and profitability analyses.
• Skilled communicator and storyteller — able to shape a compelling, consistent brand narrative across pitch decks, collateral, and client-facing reporting.
• Sharp commercial instincts — able to evaluate new opportunities for strategic fit, profitability, and resourcing feasibility. 
• Strong organizational and interpersonal skills; conflict management resolution.
• Soft skills: Highly-organized; collaborative; responsive; self-motivated; strong in relationship & stakeholder management. 
• Detail-oriented, logical, and methodical approach to problem solving. 
• Strong ability to handle multiple priorities and tight deadlines.
