Property Manager

Location: Tampa with travel to Brooksville, Sebring, Gainesville, South Tampa locations Newsom Eye is seeking a reliable, organized Property Manager to oversee daily operations, maintenance, and vendor coordination across all five Newsom Eye facilities. This role ensures our buildings are safe, well‑maintained, and operating efficiently. The ideal candidate is hands‑on, proactive, and comfortable traveling between locations as needed. Key Responsibilities Facility Operations — Oversee day‑to‑day operations across multiple properties. Vendor Coordination — Supervise HVAC, electrical, plumbing, alarms, lawn care, and other contracted services. Maintenance Management — Prioritize and manage maintenance tasks and work orders. Preventative Maintenance — Maintain schedules for all buildings and equipment. Building Systems Oversight — Monitor systems and ensure timely repairs. Work Order Tracking — Track work orders and provide updates to leadership. Project Support — Assist with facility upgrades, renovations, and special projects. Safety & Compliance — Ensure all facilities meet safety and regulatory standards. Emergency Response — Serve as point of contact for urgent facility issues. Documentation & Reporting — Maintain logs, reports, and basic operational documentation. Scheduling Support — Support leadership with planning and scheduling facility‑related needs. Leasing & Tenant Management — Handle lease and management agreements for NELC‑leased buildings. Monthly Lease Invoicing — Create, manage, and invoice monthly lease/management fees. Future Tenant Planning — Prepare for potential independent tenants at STPA and Clearwater. Triple‑Net Lease Implementation — Understand and execute NNN lease structures, rent collection, and security deposits. Forward‑Thinking Growth — Identify opportunities to grow property revenue and optimize building utilization. Monthly Accounting — Perform monthly bookkeeping, budgeting, and planning. Excel Proficiency — Use Excel for budgets, tracking, and reporting. Qualifications 2–4 years of property management or facilities coordination preferred Strong organizational skills and attention to detail Ability to manage multiple priorities across different locations Basic knowledge of building systems (HVAC, electrical, plumbing, alarms) Professional communication with vendors, staff, and leadership Ability to work independently and follow through on tasks Valid driver’s license and reliable transportation required Experience with QuickBooks, Excel, budgeting, and monthly financial tasks Understanding of lease agreements, tenant management, and triple‑net structures Physical Requirements Ability to walk properties, climb stairs, lift up to 25 lbs Comfortable performing basic inspection tasks Work Schedule Occasional flexibility for urgent facility needs Join our team to ensure that our properties operate seamlessly through expert maintenance management, innovative problem-solving, and dedicated leadership—creating safe, efficient spaces that meet the highest standards of quality. #J-18808-Ljbffr Newsom Eye
