Headquartered in Pompano Beach, we’re seeking a Director of Facilities Management to lead facilities operations across our rapidly growing national portfolio. This is a high-impact leadership role responsible for the functionality, maintenance, development, and long-term performance of Amped Fitness clubs. The Director of Facilities Management will oversee new club development, re-equips, preventative maintenance, vendor relationships, procurement, facility budgets, and field operations. This role will also lead the facilities support team and establish scalable systems, processes, and standards as Amped continues its national expansion.

POSITION OVERVIEW

Are you an experienced facilities leader who has managed a large multi-unit fitness, retail, hospitality, or commercial portfolio? Amped Fitness is seeking a Director of Facilities Management to oversee the day-to-day functionality and long-term development of our growing club portfolio. You will be responsible for ensuring our facilities are operational, well-maintained, cost-efficient, and consistently aligned with Amped Fitness standards. The Director of Facilities Management will work closely with Operations, Construction, Real Estate, Finance, and leadership to ensure every club operates at a high standard while maintaining strict control over CapEx and OpEx.

KEY RESPONSIBILITIES

Multi-Unit Facilities Oversight

  • Direct daily facilities operations, maintenance, and strategic functionality across a rapidly growing portfolio of Amped Fitness +40 locations.
  • Establish and maintain consistent facility standards, operating procedures, maintenance schedules, and quality-control processes across all clubs.
  • Lead maintenance managers, field teams, facility administrators, and external maintenance crews.
  • Oversee preventative maintenance programs across HVAC, plumbing, electrical, life-safety systems, equipment, building systems, and general facility needs.
  • Identify recurring facility issues and develop long-term solutions to improve reliability and reduce operating costs.
  • Lead facility-related projects from planning and budgeting through completion, including new club builds, re-equips, equipment swap-outs, and major repairs.
  • Develop project scopes, budgets, timelines, bids, and vendor requirements.
  • Oversee equipment strategies and replacement schedules across the portfolio.
  • Ensure all facility projects comply with applicable building, fire, life-safety, and local requirements.

Supply Chain & Procurement

  • Develop and maintain centralized procurement and inventory systems for facility-related products, supplies, equipment, and services.
  • Establish standardized ordering procedures and SOPs across all clubs.
  • Manage facility supply budgets and enforce purchasing controls and approval processes.
  • Analyze purchasing patterns and identify opportunities for cost savings, consolidation, and improved vendor pricing.
  • Maintain accurate inventory standards and ensure clubs have appropriate supplies and replacement materials.
  • Partner with Finance to monitor facility spending, purchase orders, invoices, and budget performance.

Vendor & Contract Management

  • Own the end-to-end vendor lifecycle, including sourcing, bidding, qualification, onboarding, negotiation, performance management, and termination.
  • Negotiate maintenance agreements, service contracts, equipment agreements, and other high-value vendor relationships.
  • Obtain and evaluate estimates, bids, work orders, and purchase orders to ensure competitive pricing and appropriate scope.
  • Establish service-level expectations and hold vendors accountable for quality, cost, and response times.
  • Review and approve facility-related invoices and oversee the AP process to ensure accuracy and proper coding.
  • Build strategic vendor partnerships that can scale with Amped Fitness's national growth.

Lease & Property Administration

  • Serve as a primary facilities contact for landlords, property management companies, and building representatives.
  • Manage communication regarding building conditions, repairs, maintenance responsibilities, tenant concerns, and property-related issues.
  • Review facility-related provisions within leases and coordinate with Real Estate and leadership when landlord obligations or building issues arise.
  • Track landlord responsibilities and ensure required repairs and building services are completed.
  • Escalate property issues appropriately and negotiate solutions when necessary.

Human Capital Leadership

  • Recruit, hire, train, develop, and manage the corporate facilities support team.
  • Lead and mentor Operations Managers, Facility Administrators, Maintenance Managers, and field support personnel as applicable.
  • Establish clear expectations, performance standards, training programs, and accountability systems.
  • Develop internal talent and create career pathways within the facilities and operations organization.
  • Conduct regular training seminars and operational education for field leadership.
  • Support staffing, onboarding, and training for new club openings.

Operational & Financial Management

  • Develop and manage facility budgets across CapEx, OpEx, maintenance, janitorial services, repairs, and vendor contracts.
  • Monitor spending, identify variances, and implement corrective actions.
  • Conduct regular cost analysis and expense audits to ensure responsible use of company resources.
  • Establish departmental procedures and policies that improve operational efficiency and financial accountability.
  • Develop reporting systems and KPIs to measure facility performance, vendor performance, maintenance costs, and project execution.
  • Identify opportunities to improve club functionality while reducing ongoing operating expenses.

QUALIFICATIONS

  • 7+ years of experience in facilities management, multi-unit operations, construction, property management, or a related field.
  • Proven experience overseeing facilities or operations across a large multi-unit portfolio.
  • Experience managing 25+ locations strongly preferred.
  • Experience in fitness, retail, hospitality, healthcare, or other multi-site consumer businesses is strongly preferred.
  • Proven experience managing maintenance teams, field teams, and external vendors.
  • Strong understanding of preventative maintenance programs and facility systems.
  • Strong understanding of procurement, budgeting, AP processes, and cost control.
  • Experience managing landlord and property management relationships.
  • Strong understanding of building systems, life-safety requirements, and facility compliance.
  • Proven ability to recruit, train, manage, and develop high-performing teams.
  • Strong analytical, organizational, negotiation, and communication skills.
  • Ability to manage multiple projects, locations, and competing priorities in a fast-paced environment.
