POSITION OVERVIEW

CMG Home Loans is seeking motivated and sales-driven Consumer Direct Mortgage Loan Officers to join our Charleston, South Carolina branch.

As a Consumer Direct Loan Officer, you'll work directly with prospective and existing customers to understand their home financing goals, identify appropriate mortgage solutions, and guide them through the loan process from initial consultation through closing.

This is an opportunity for a mortgage sales professional who enjoys working with customers, is comfortable building relationships over the phone, and thrives in a fast-paced, performance-driven sales environment.

WHAT YOU'LL DO

• Consult with prospective and existing customers to understand their financial goals and home financing needs.
• Educate customers on available mortgage products, programs, rates, terms, and financing options appropriate to their circumstances.
• Originate residential mortgage loans for purchase and refinance transactions in accordance with company policies and applicable licensing and regulatory requirements.
• Build relationships with customers through phone, email, and other approved communication channels.
• Respond promptly to customer inquiries and follow up consistently with prospective borrowers throughout the sales process.
• Gather and review customer financial information and documentation needed to complete mortgage applications and prepare loans for submission.
• Maintain an active pipeline of prospective customers and mortgage applications.
• Consistently work assigned opportunities and follow established sales processes to maximize lead conversion and loan production.
• Meet established performance expectations related to sales activity, lead conversion, customer service, loan quality, and funded production.
• Partner closely with Processing, Underwriting, Closing, and other internal teams to help loans move efficiently from application through closing.
• Maintain accurate customer and loan information within company systems.
• Communicate proactively with customers regarding loan status, documentation requirements, milestones, and next steps.
• Maintain strong compliance standards throughout the sales and origination process, from initial customer contact through application and funding.
• Stay current on CMG mortgage products, underwriting guidelines, industry trends, and applicable federal and state mortgage lending requirements.
• Deliver a professional, responsive, and positive customer experience throughout the mortgage process.
• Perform additional duties and responsibilities as assigned.

WHAT WE'RE LOOKING FOR

• Active Mortgage Loan Originator license/registration through the NMLS, with the ability to obtain and maintain all licenses required for the position.
• Previous experience in Consumer Direct or Direct-to-Consumer mortgage sales strongly preferred.
• Demonstrated ability to sell and originate residential mortgage loans in a phone-based sales environment.
• Strong consultative sales skills with the ability to understand customer needs and explain mortgage financing options clearly.
• Exceptional phone communication and presentation skills.
• Customer-focused with strong relationship-building and follow-up skills.
• Goal-oriented and motivated by achieving individual and team production objectives.
• Ability to manage multiple customers, loan opportunities, and priorities simultaneously.
• Comfortable working in a fast-paced, performance-driven sales environment.

You also understand that success in Consumer Direct mortgage sales requires more than generating applications. Strong Loan Officers consistently follow up, manage their pipeline, maintain accurate documentation, partner effectively with operations, and stay engaged with customers through closing.

Most importantly, you understand how to balance sales performance, customer experience, and regulatory compliance while helping customers make informed home financing decisions.

PHYSICAL AND ENVIRONMENTAL CONDITIONS

This role operates in an ADA-compliant office environment and utilizes typical office equipment, including computers, telephones, and other standard office technology. The position may involve prolonged periods of computer and telephone work as well as movement throughout the workday. Flexibility to work additional hours when necessary to meet customer and business needs may be required.

COMPENSATION

This is a commission-driven sales position, and a significant portion of total compensation is based on individual mortgage production.

Loan Officers receive applicable base wages in accordance with federal, state, and local wage requirements. For non-exempt Loan Officers, base wages may be structured as a draw against commissions earned, subject to the company's applicable compensation plan and all federal, state, and local requirements.

Actual earnings will vary based on individual production, loan volume, commission eligibility, applicable compensation plans, and other factors.
