Commercial HVAC Technician

MalaceHR is seeking an experienced Commercial HVAC Technician to support a large commercial property with an extensive HVAC and mechanical infrastructure. This position will be responsible for the operation, maintenance, troubleshooting, and repair of a wide variety of commercial HVAC equipment, including 30+ rooftop units, chillers, cooling towers, boilers, pumps, air handling units, and associated building systems .

The ideal candidate will have strong commercial or industrial HVAC experience and be comfortable taking ownership of a large facility's mechanical systems. This individual should be capable of independently diagnosing equipment issues, performing preventive maintenance, coordinating repairs, and ensuring HVAC systems operate safely, reliably, and efficiently.

Key Responsibilities

• Operate, maintain, troubleshoot, and repair commercial HVAC and mechanical systems throughout the property.
• Maintain and service 30+ commercial rooftop units (RTUs) .
• Operate and maintain chillers, cooling towers, boilers, pumps, and associated central plant equipment .
• Troubleshoot and repair air handling units, package units, split systems, exhaust systems, ventilation equipment, and other HVAC systems.
• Perform scheduled preventive and predictive maintenance on HVAC and mechanical equipment.
• Inspect mechanical equipment regularly to identify developing issues before failures occur.
• Troubleshoot compressors, motors, pumps, fans, belts, bearings, contactors, relays, valves, actuators, sensors, thermostats, and other HVAC components.
• Diagnose refrigeration, electrical, controls, airflow, hydronic, and mechanical issues.
• Perform refrigerant recovery, leak detection, evacuation, charging, and other refrigeration-related work.
• Monitor and maintain chilled water and hot water systems.
• Inspect and maintain cooling tower components, including pumps, motors, belts, fans, valves, and water distribution systems.
• Monitor boiler operation and perform routine maintenance and troubleshooting as permitted by applicable licensing requirements.
• Maintain pumps, piping, valves, strainers, heat exchangers, and other components associated with hydronic HVAC systems.
• Monitor system temperatures, pressures, flow rates, and operating conditions to identify abnormalities.
• Respond to heating, cooling, and mechanical service requests and restore equipment to proper operation.
• Perform filter changes, coil cleaning, belt replacement, drain cleaning, lubrication, and other routine HVAC maintenance.
• Utilize Building Automation Systems (BAS/BMS) to monitor equipment operation, temperatures, alarms, schedules, and system performance.
• Troubleshoot basic HVAC controls and communicate with controls contractors when additional support is required.
• Maintain accurate records of preventive maintenance, repairs, equipment conditions, and completed work orders.
• Utilize a CMMS or electronic work-order system to document maintenance activities.
• Coordinate with third-party vendors and contractors for specialized repairs, inspections, and major equipment service.
• Assist with identifying capital replacement needs and long-term equipment maintenance priorities.
• Maintain appropriate inventory of filters, belts, refrigerant, parts, and commonly used HVAC materials.
• Follow all applicable safety procedures, including lockout/tagout, refrigerant handling, confined space, and electrical safety requirements.
• Assist with additional facility and mechanical maintenance responsibilities as needed.

Qualifications

• 3–5+ years of commercial or industrial HVAC maintenance and service experience preferred.
• Strong experience maintaining and troubleshooting commercial rooftop units .
• Experience working with chillers, cooling towers, boilers, pumps, and hydronic HVAC systems strongly preferred.
• Previous experience supporting a large commercial building, campus, industrial facility, hospital, data center, or similar environment is highly desirable.
• Strong understanding of commercial refrigeration cycles and HVAC system operation.
• Experience troubleshooting electrical and mechanical components associated with HVAC equipment.
• Knowledge of chilled water and hot water systems.
• Experience with air handling units, VAV systems, package units, exhaust systems, pumps, valves, and associated mechanical equipment.
• Ability to read electrical schematics, wiring diagrams, mechanical drawings, and equipment manuals.
• Familiarity with Building Automation Systems (BAS/BMS) preferred.
• Experience utilizing a CMMS or electronic work-order system preferred.
• Ability to independently troubleshoot equipment failures and determine appropriate corrective actions.
• Strong communication, organization, and customer service skills.
• Ability to prioritize preventive maintenance, service calls, and emergency equipment repairs.

Certifications

• EPA Section 608 Universal Certification required.
• HVAC trade school, apprenticeship, or equivalent technical training preferred.
• Boiler Operator or Stationary Engineer license preferred where applicable.
• OSHA, NATE, or other relevant HVAC and safety certifications are a plus.
• Valid driver's license may be required.
