Job Title Property Manager, Multifamily – The Carillon Job Description Summary Multifamily Property Managers are responsible for maintaining our communities to a market-ready standard, always ensuring high-level of service. Multifamily Property Managers are also responsible for motivating high-performing teams to maximize the performance of the property. 306 multifamily units, located in Germantown neighborhood. Required onsite schedule MON-FRI 9am-6pm, occasional weekends required. On-call for escalated emergencies required. Job Description ESSENTIAL JOB DUTIES: Ensuring the smooth running of our community in a fast-paced environment. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc. Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability. Complete lease/renewal paperwork to ensure completion to company standards. Track and evaluate advertising, and all client traffic. Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance, and management personnel, in order to maximize their engagement and minimize turnover. Driving revenues with your thorough understanding and analysis of competition and development of creative marketing programs. Leading by example. Supervise day-to-day operations of the entire on-site team, ensuring that all policies and procedures are being followed. Maintain effective on-site staff through interviewing, hiring, and coaching team as necessary. Maintain residents' files in accordance with company's standards. Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up. Manage and maintain all aspects of overall community budget and finances. Work with leasing staff to ensure that leasing/marketing goals are being met. COMPETENCIES: Effective communication and customer service skills Computer literate, including Microsoft Office Suite and internet navigation skills General office, bookkeeping and sales skills and excellent oral and written communication skills Determine leasing opportunities of staff and work on goal setting, improving the performance of each staff member. Supervise day-to-day operations of team, ensuring that all C&W policies and procedures are followed. Work with leasing staff to ensure that leasing/marketing goals are being met. Be able to manage a team Perform any other related duties as required or assigned IMPORTANT EDUCATION Bachelor’s Degree preferred TN Real Estate License preferred IMPORTANT EXPERIENCE 1+ years of on-site multifamily Property Manager level experience required; strong preference for multifamily Class A property experience in the Nashville TN local market. Required onsite schedule MON-FRI 9am-6pm, occasional weekends required. On-call for escalated emergencies required. Strong preference for Yardi, CRM, Knock, Ops Tech systems experience. WORK ENVIRONMENT This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
