Commercial HVAC Technician

MalaceHR is seeking an experienced Senior Maintenance Technician to support a commercial facility portfolio in Reno, NV. This is a hands-on maintenance role with a strong focus on commercial HVAC systems, troubleshooting, building automation systems, and overall facility operations .

The ideal candidate will have experience working with commercial HVAC equipment and be comfortable assessing system issues, identifying root causes, and completing or coordinating repairs. The portfolio includes multiple HVAC unit houses, so strong mechanical troubleshooting skills are highly valued.

Key Responsibilities

• Operate, troubleshoot, maintain, and repair commercial HVAC systems and associated equipment.
• Perform assessments of HVAC and building systems to identify performance issues, failures, and needed repairs.
• Troubleshoot mechanical, electrical, and control-related HVAC problems.
• Monitor and operate building automation systems (BAS).
• Work with variable frequency drives (VFDs) and related HVAC controls.
• Perform preventive, predictive, planned, and corrective maintenance on building equipment.
• Conduct routine equipment rounds and inspections.
• Respond to service requests and complete repairs in a timely manner.
• Support maintenance of boilers, chillers, exhaust fans, pumps, and other mechanical systems as applicable.
• Perform general maintenance related to plumbing, electrical, structural, and building systems.
• Evaluate equipment performance and recommend repairs or operational improvements.
• Assist with improving preventive maintenance procedures, schedules, work instructions, and SOPs.
• Maintain accurate work-order, maintenance, and service documentation.
• Coordinate with contractors and outside service providers when specialized repairs are required.
• Follow all safety procedures and proper handling requirements for tools, equipment, and hazardous materials.
• Participate in emergency response and safety training.
• Participate in the rotating after-hours on-call schedule once fully trained.

Required Qualifications

• 5+ years of hands-on HVAC, facility maintenance, or related commercial building experience preferred.
• Experience working with commercial HVAC systems .
• Strong troubleshooting and diagnostic skills.
• Experience maintaining or repairing equipment such as:
  • Rooftop units
  • Air-handling equipment
  • Exhaust fans
  • Boilers
  • Chillers
  • Pumps and associated mechanical equipment
• General understanding of HVAC electrical components and controls.
• Familiarity with building automation systems (BAS) .
• Familiarity with variable frequency drives (VFDs) .
• Ability to perform preventive maintenance and diagnose equipment problems.
• Ability to work independently while also supporting a broader facilities team.
• Strong communication, organization, and customer-service skills.
• Ability to participate in an after-hours on-call rotation.

Preferred Qualifications

• Technical certifications related to HVAC, electrical, mechanical systems, or facilities maintenance.
• EPA 608 certification.
• Experience with commercial office buildings or similar large facilities.
• Experience using computerized maintenance management systems (CMMS).
• Experience developing or improving preventive maintenance programs.
• Experience troubleshooting BAS-controlled HVAC equipment.
• Previous experience with emergency response procedures and facility safety programs.
