Financial Analyst

The Financial Analyst, FP&A will provide analytical support across the organization's real estate asset management and investment activities. This role will focus on financial forecasting, budgeting, performance analysis, creating online dashboards and reports, and investment transaction opportunity analysis, including financial modeling and due diligence support.

Working under the direction of the Senior Manager, FP&A, the Financial Analyst will support portfolio-level planning, property-level financial analysis, and transaction underwriting related to potential acquisitions, dispositions, refinancings, and capital investments. This role is well-suited for an analytically strong professional seeking hands-on exposure to real estate finance, asset management, and investment decision-making within a mission-driven organization.

The ideal candidate will hold a Bachelor's degree in Finance, Accounting, Economics, or a related field and demonstrate strong financial modeling and data visualization skills, attention to detail, and an interest in real estate investments.
RESPONSIBILITES:

Financial Planning & Analysis

• Support the annual budgeting, forecasting, and reforecasting processes for a portfolio of real estate assets.
• Assist in building and maintaining financial models to analyze property-level operating performance and cash flows.
• Prepare variance analyses comparing actual results to budget and forecast, identifying key drivers.
• Perform scenario and sensitivity analyses to evaluate financial risks and opportunities.
• Support the preparation of multi-year financial projections and business plans for individual communities and the consolidated portfolio.

Reporting & Data Visualization

• Create online dashboards and reports using raw data across finance, operations and compliance to track KPIs and identify actionable insights to assist key stakeholders in decision-making
• Support data integrity, financial databases, and reporting processes to improve accuracy and efficiency.
• Collaborate with operations, development, and property management teams to align financial assumptions and performance reporting.

Investment & Transaction Analysis Support

• Assist with financial modeling for potential acquisition, disposition, and investment opportunities, including cash flow projections and return analysis.
• Support transaction due diligence by analyzing historical operating results, rate structures, capital expenditure assumptions, and financing inputs.
• Help evaluate refinancing scenarios and alternative capital structures under the guidance of senior team members.
• Prepare supporting schedules, exhibits, and summaries for internal investment reviews and leadership discussions.

Asset Management & Capital Analysis

• Assist in evaluating the financial impact of capital improvement projects and asset repositioning initiatives.
• Track asset-level performance relative to underwriting assumptions and budgeted expectations.
• Support analysis related to market trends, operating metrics, and portfolio performance.

QUALIFICATIONS:

• 3+ years of experience in financial analysis, FP&A, real estate, investment analysis, or a related analytical role.
• Foundational experience or strong interest in real estate financial modeling and investment analysis.
• Understanding of basic real estate concepts, including cash flow analysis, valuation, and capital expenditures.
• Strong proficiency in Microsoft Excel; experience with online data visualization platforms such as Power BI or Tableau is a plus.
• Strong analytical skills with high attention to detail and data accuracy.
• Ability to manage multiple tasks, meet deadlines, and work effectively in a team-oriented environment.
• Clear written and verbal communication skills, with the ability to present analyses in a structured and understandable manner.
• Bachelor's degree in Finance, Accounting, Economics, or a related field is required.
• Progress toward MBA, CFA, or other relevant certifications is a plus but not required.

Salary Range (dependent on experience and education): $100,000 - $130,000
