Job Description We are seeking an experienced Security Manager to build and lead the security program for a 24/7 workforce accommodation hub supporting more than 4,000 residents, employees, contractors and visitors. The hub functions as a large residential campus, with controlled entrances, lodging, dining and recreation facilities, parking and traffic flows, service deliveries, construction interfaces and continuous operations. The Security Manager will report to the Hub General Manager, will be the site authority for physical-security operations and the primary security advisor to hub leadership. The Security Manager will align multiple contract security teams under one operating model, establish clear post orders and escalation protocols, manage access and badging, lead incident response and investigations, and use data to continually improve performance. The Security Manager will lead Integrated security operations. Direct the 24/7 security program across gates, patrols, dispatch/control room, resident areas, parking, deliveries, special events and other assigned posts. Contractor performance. Set service expectations, validate staffing and qualifications, review schedules, conduct post inspections, manage deficiencies and hold security vendors accountable to contracts and key performance indicators. Site security plan. Own the site security plan, post orders, standard operating procedures, emergency response protocols and threat-specific playbooks; keep documents current as occupancy and construction activity change. Access, badging and traffic control. Maintain a reliable credentialing and visitor-management program; protect restricted areas; coordinate vehicle screening, deliveries, parking enforcement and safe pedestrian/vehicle movement. Incident command and emergency readiness. Serve in the site's incident-management structure; coordinate response to violence, threats, trespass, theft, fire alarms, medical events, severe weather, missing persons, demonstrations and other critical events. Investigations and reporting. Ensure incidents are stabilized, documented, preserved and escalated; lead or coordinate investigations, evidence handling, interviews, trend analysis and corrective actions in partnership with HR, Legal and law enforcement. Security systems. Oversee operational use and availability of CCTV/video management, access-control, intrusion/alarm, radio, duress and incident-management systems; coordinate maintenance and lifecycle needs with IT and Facilities. People leadership and training. Establish a professional, service-oriented security culture; verify orientation, licensing and site-specific competency; coach supervisors; lead drills and after-action reviews. Risk and continuous improvement. Conduct security risk assessments, audits and vulnerability reviews; monitor emerging threats; maintain the security risk register and recommend practical mitigations, budgets and capital priorities. Stakeholder relationships. Build effective working relationships with hub operations, Safety, HR, Facilities, IT, client representatives, construction teams, emergency medical providers, fire services and law enforcement. Qualifications Required Five or more years of progressively responsible physical-security experience, including at least three years leading a large site, campus, industrial, hospitality, residential, military, public-safety or contract-guard operation. Demonstrated experience managing supervisors and third-party security providers in a 24/7 environment. Working knowledge of access control, visitor management, CCTV/video surveillance, radio communications, incident management, patrol operations and physical-security principles. Experience developing post orders, standard operating procedures, emergency protocols, staffing plans, training programs and performance metrics. Sound judgment under pressure and the ability to lead a coordinated response while communicating clearly with senior leaders and frontline personnel. Strong investigation, report-writing, conflict-resolution, coaching and stakeholder-management skills. Valid driver's licence and ability to satisfy background, motor-vehicle-record and site-access requirements. Ability to work on site and respond outside normal hours when significant incidents or operational conditions require management presence. Preferred Education in security management, criminal justice, emergency management, business or a related field; an equivalent combination of education and relevant experience will be considered. ASIS Certified Protection Professional (CPP), Physical Security Professional (PSP), Certified Emergency Manager (CEM), FEMA/NIMS incident-command training, or comparable credentials. Experience with workforce housing, remote camps, large residential campuses, hospitality, critical infrastructure, construction sites or data-centre environments. Experience standing up or rapidly scaling a security program during construction, commissioning or major occupancy growth. Current Texas private-security registration or eligibility to obtain the registration applicable to assigned duties. A commissioned/Level III credential is required only if the role is assigned armed security duties. Spanish-language capability is an asset in a multilingual workforce environment. Additional Information What success looks like All security providers operate under one approved site security plan, current post orders and consistent escalation standards. Posts are staffed by qualified personnel and gaps are resolved without recurring unplanned coverage by management. Access records, visitor controls and incident reports are accurate, timely and auditable. Critical incidents receive prompt, proportionate and well-coordinated responses, followed by meaningful corrective action. Leadership receives concise trend reporting and actionable recommendations, not simply raw incident counts. Residents and employees experience a secure, respectful and service-oriented environment. Working environment This is an on-site leadership role in a large, active campus environment. The position routinely moves between offices, gates, resident facilities, parking areas and outdoor work locations. It may involve extended walking or standing, stairs, heat, rain, noise, night work and response during severe weather or other emergencies.
