Preconstruction Manager

Roles & Responsibilities:

• Review and analyze bid documents and plan packages for scope and understanding.
• Participate in design development meetings and preliminary site inspections.
• Solicit and manage subcontractor bid collection using a variety of tools including email, software platforms and phone calls.
• Assist with maintaining the subcontractor bid database through research and vetting current and new subcontractors for the Midwest.
• Create construction timeline and schedules, in line with project parameters.
• Prepare detailed estimates by completing quantity take-offs, analysis, estimate input, and research at all stages of the pre-construction phase.
• Research and provide value engineering, design review, risk mitigation and constructability analysis to ensure the best and most cost-effective strategies are used.
• Maintain and communicate data on construction and material cost trends affecting project costs.
• Prepare, present and communicate detailed estimates to executive management and clients.
• Review and assist with proposals and other documentation to prepare cost estimates for various projects.
• Build and develop effective relationships with customers, design teams, subcontractors, suppliers and other trade partners.
• Perform other duties as assigned.

• Bachelor's degree in construction management or related field, or applicable work experience.
• At least 10 years of construction estimating and bidding experience.
• Proficient with a computer and applicable software programs, including experience with the Microsoft Office suite, Procore, Bluebeam and Microsoft Project.
• Proficient in research, data collection and analysis, and estimation metrics.
• Strong written and verbal communication skills.
• Are a people person and can build relationships with a variety of people including coworkers, clients, subcontractors, field staff and others.
• You're self-motivated and proactive, accomplishing tasks without direct supervision.
• You have a strong attention to detail, problem-solving skills and ability to meet and manage deadlines.
