Sustainability Analyst

Vornado's Sustainability group is seeking a full-time Analyst to work in the New York office. The Analyst will support the Vice President, Engineering with utility and emissions data analysis across the portfolio, and will be the Company's source of record for energy consumption and greenhouse gas data.

Every energy and emissions figure Vornado reports — to investors, to regulators, to rating agencies, and to the U.S. EPA — originates with this position. The Analyst is responsible for the accuracy, completeness, and auditability of that data, and for preparing it into the submissions and applications the Company files each year. The Analyst also serves as Vornado's primary point of contact with the EPA's ENERGY STAR program.

As a fully integrated REIT, sustainability at Vornado reaches across all divisions, including development, operations, leasing, capital markets, acquisitions, accounting and finance, legal, marketing, and risk management. The Analyst will work regularly with Property Management, building engineering teams, Accounting, and outside consultants, and will handle utility data requests from across the Company.

The successful candidate is rigorous with data, comfortable working from incomplete or inconsistent source records, and able to explain analytical results clearly to colleagues who are not analysts. This is a strong role for someone who wants deep, defensible expertise in commercial real estate energy and carbon accounting.

Primary Duties and Responsibilities:

• Maintain the portfolio-wide utility dataset across all fuels and commodities — electricity, district steam, natural gas, fuel oil, and water — for landlord-controlled, whole-building, and tenant-metered accounts.
• Account for consumption at the meter and account level; identify and resolve data gaps, estimated reads, duplicate accounts, rate class changes, and meter reconfigurations.
• Track portfolio and building-level performance against the Company's reduction targets, including occupancy adjustment and weather normalization on a heating and cooling degree day basis.
• Reconcile utility billing records against ENERGY STAR Portfolio Manager and internal Company systems; investigate and document all variances.
• Build and maintain the analytical workbooks and recurring reporting the Vice President, Engineering and the Chief Sustainability Officer rely on.
• Support the Vice President, Engineering on measurement and verification of capital projects by preparing normalized baseline and post-period consumption data. The Vice President owns the verification approach and the determination of project performance.
• Respond to utility data requests from Property Management, Accounting, Leasing, Legal, Development, and Investor Relations.

Greenhouse Gas Emissions Accounting

• Maintain the Company's greenhouse gas inventory in accordance with the GHG Protocol, covering Scope 1, Scope 2 on both a location-based and market-based basis, and applicable Scope 3 categories.
• Apply and document emissions factors, including grid, district steam, and regulatory coefficients, and maintain a clear record of methodology and any year-over-year changes.
• Track renewable energy certificate and offset procurement, retirement documentation, and the application of those instruments to reported figures.
• Calculate progress against the Company's science-based targets and prepare the underlying support.
• Calculate building-level emissions against applicable Local Law 97 limits and model exposure for current and future compliance periods.
• Maintain a complete audit trail and evidence file for all reported figures, and support the third-party assurance process.

ENERGY STAR Program

• Serve as Vornado's primary point of contact with the U.S. EPA on all ENERGY STAR matters.
• Administer the Company's ENERGY STAR Portfolio Manager account, including property and meter records, space use attributes, data quality checks, and sharing permissions.
• Prepare and submit annual ENERGY STAR certification applications, with support from the Vice President, Engineering and outside consultants, and coordinate professional verification.
• Manage Vornado's annual ENERGY STAR Partner of the Year submission end to end, including narrative drafting, supporting data, internal review, and on-time filing.
• Administer benchmarking and energy efficiency rating compliance for the New York City portfolio, including annual submissions and posting requirements.

Sustainability Reporting and Disclosure

• Prepare energy, emissions, water, and waste data for the Company's annual sustainability report, including data tables, footnotes, and methodology disclosures.
• Assemble the annual GRESB submission data package, including asset-level reporting, coverage and boundary determinations, and supporting evidence.
• Prepare data submissions for additional frameworks and programs as required, which may include ULI Greenprint, GRI, CDP, SASB, TCFD-aligned disclosure, and state-level climate disclosure regimes.
• Prepare portfolio performance data for award and recognition submissions.
• Maintain the consolidated reporting calendar and ensure the data required for each submission is prepared, reviewed, and approved in advance of external deadlines.

Utility Account and Invoice Administration

• Submit monthly utility and consultant invoices for processing and track them against approved budgets.
• Prepare purchase orders and route them for review and signature.
• Support the annual utility expense budget and reforecast, including building-level allocation.
• Support the Vice President, Engineering on utility and incentive program applications by preparing the consumption and performance data those programs require. The Vice President owns the applications and the project scopes they fund.

Qualifications and Skills:

• Bachelor's degree in engineering, environmental science or engineering, data science, statistics, economics, or a comparable quantitative discipline.
• Two to five years of professional experience in energy data analysis, utility analytics, sustainability reporting, or a closely related field. Commercial real estate experience is strongly preferred.
• Advanced Microsoft Excel proficiency, including complex formulas, pivot tables, structured data management, and working confidently with large multi-year datasets.
• Working knowledge of ENERGY STAR Portfolio Manager, including property setup, meter management, and data quality troubleshooting.
• Familiarity with greenhouse gas accounting fundamentals under the GHG Protocol, including the distinction between location-based and market-based Scope 2 reporting.
• Demonstrated attention to detail and a disciplined approach to data integrity, version control, and documentation.
• Ability to manage concurrent deliverables against firm external deadlines.
• Clear written and verbal communication, including the ability to explain analytical findings and methodology choices to colleagues without a technical background.
• Positive attitude, collaborative mentality, and comfort working directly with building engineering and property management teams.

Preferred Qualifications:

• Direct experience with New York City energy and emissions regulation, including benchmarking, energy efficiency ratings, and Local Law 97.
• Prior participation in a GRESB submission cycle or comparable ESG reporting framework.
• Experience with utility billing platforms, submetering systems, or interval data and building analytics platforms.
• Data tooling beyond Excel — for example Power Query, SQL, Python, or a business intelligence platform such as Power BI or Tableau.
• Experience preparing data for third-party assurance or audit.
• Relevant credentials, such as Certified Energy Manager, LEED Green Associate or LEED AP, or ENERGY STAR training.

The base salary range for this New York, NY based position is $95,000 to $110,000. Actual salary will be determined based on skills, experience (to the extent relevant) and other job-related factors, consistent with applicable law.
