The department includes four divisions: Public Housing, Affordable Housing, Community Connections, and Administration. It works collaboratively to execute the Town Council’s affordable housing and equitable community engagement goals. Essential Functions Completes safety inspections and preventative maintenance of public housing units Performs general maintenance of public housing units, including plumbing, HVAC, electrical, and appliance repairs as permissible Uses a work order system to track and prioritize maintenance requests and document completion Provides notice to residents regarding upcoming work Performs other duties as assigned Supervision Exercised None Physical Demands Work requires frequent walking, standing, or stooping, and sitting at a desk or table Ability to lift up to 50 lbs. safely Minimum Qualifications High School Diploma or GED Valid NC Driver’s License Minimum of 2 years of experience in a related field or any combination of education and experience that provides the required knowledge, skills, and abilities to perform the duties of the job Knowledge of The operation of a wide range of hand tools and equipment in the electrical, carpentry, HVAC, and plumbing trades Practices in Federal, State, and Local building codes and safety regulations (preferred) Ability to Manage multiple projects and shifting priorities Work independently, as well as effectively as part of a team Communicate effectively and maintain positive working relationships with colleagues, residents, and other stakeholders Serve on the departmental on‑call rotation Work a flexible schedule, including holidays, weekends, and inclement weather, on an as‑needed basis Model behaviors consistent with our values of RESPECT Safety Considerations As a safety sensitive employee, you will be subject to random drug testing. Health and Dental Insurance Health and dental insurance are effective the first day of employment. The town will provide group medical and dental insurance for full‑time employees, including family coverage. Employees and the town share equally in the additional cost of the medical plan for dependent coverage if employees choose such coverage. Employees are responsible for the full cost of dependent dental insurance. Retirement Health Savings Plan Employees hired after June 30, 2010, in a regular full‑time or regular part‑time position are required to participate in the Retirement Health Savings Plan. Contributions are taken on a pre‑tax basis. The current contribution amount is 1%. Paid Time Off Vacation/Annual Leave: Employees earn between 12 and 26 days per year depending on length of Town service. Sick Leave: Employees earn 12 days per year. Paid Parental Leave: Eligible employees receive 6 weeks of paid parental leave after birth or placement of a child in the home for adoption or foster care. Paid Holidays: 12 official Town holidays. Employees are eligible for paid holiday time. Personal Leave: All employees are granted 3 days of personal leave per year. Leave is non‑cumulative. Local Government Retirement System All regular full‑time or part‑time employees are required to contribute to the retirement system. Contributions are taken on a pre‑tax basis. The current contribution amount is 6%. Supplemental Retirement Plans NC 401(k): Town makes a 5% contribution to the 401(k) for all regular full‑and part‑time employees. There is no employee match. Employees may contribute on a pre or post‑tax basis. The plan is administered by Empower. 457 Deferred Compensation Plan: Employees may contribute to a 457. Town does not make contributions. The plan is administered by MissionSquare. Disability Insurance Town Provided: Provides short‑term and long‑term disability insurance to all regular full‑ or part‑time employees. The plan pays up to 50% of the employee's base income, up to $462 per week for non‑job related injuries. Voluntary Short‑Term Disability: Employees may purchase supplemental disability insurance. The plan pays up to 25% of base weekly earnings, up to $400. Life Insurance The Town provides full and part‑time regular employees with an individual term life insurance policy. Employees may purchase additional life insurance for a small fee. Dependent life insurance is also available. Direct deposit is required for all employees hired after July 1, 2007.
