Assistant Property Manager

Pay: $26–$28/hour Schedule: Full-Time Are you an experienced affordable housing professional withknowledge of HUD, Section 8, and Tax Credit housing? Wingate Management Companyis looking for an Assistant Property Manager to join our team in Atlanta, GA. This is a great opportunity for someone who understandsaffordable housing compliance and enjoys balancing resident relations,recertifications, leasing, and the day-to-day responsibilities of a propertymanagement office. What You’ll Do Supportthe Property Manager with daily operations, including resident relations,leasing, move-ins, move-outs, resident files, notices, payments, andgeneral property administration. Assistwith HUD, Section 8, and Low-Income Housing Tax Credit (LIHTC) compliance,including annual/interim recertifications, income verification, EIVdocumentation, and maintaining accurate, audit-ready files. Reviewresident documentation and assist with eligibility requirements,certifications, and compliance deadlines for affordable housing programs. Provideexcellent customer service to residents, answer questions, resolveconcerns, and professionally de-escalate challenging situations. Processrent payments, invoices, reports, and property-related paperwork whilemaintaining accurate records and meeting required deadlines. Partnerclosely with the Property Manager and onsite team while staying organized,taking initiative, and helping ensure the community remains compliant andwell-managed. What We’re Looking For Theideal candidate has previous property management experience withinaffordable housing. Knowledge of HUD, Section 8, and Tax Credit/LIHTCprograms is strongly preferred. Experiencewith recertifications, EIV, income verification, resident eligibility,move-ins/move-outs, leasing, and affordable housing compliance will beimportant in this position. We’relooking for someone who is dependable, organized, detail-oriented,patient, and able to manage multiple priorities while providing strongcustomer service to residents. Experiencewith RealPage/OneSite or similar property management software is a plus. Why Wingate?
