Location: Upper West Side, NY
Salary: $52,000 Per Year Plus Sign On Bonus
Housing: Free 2-bedroom apartment provided

Position Overview

A well-established affordable housing organization is seeking an experienced Superintendent to support the daily maintenance, operations, and overall upkeep of a large residential property. This position works closely with property management, maintenance staff, residents, contractors, and vendors to ensure the property is maintained safely, efficiently, and to a high standard.

The ideal candidate will have strong hands-on building maintenance knowledge, excellent organizational skills, and experience working with building systems, apartment repairs, inspections, and maintenance personnel.

Key Responsibilities

• Perform the day-to-day operation and maintenance of a residential property.
• Oversee apartment turnovers, inspections, punch lists, and preparation of units for occupancy.
• Respond to maintenance work orders and ensure repairs are completed in a timely manner.
• Monitor building systems, including plumbing, heating, fire protection, water systems, and related equipment.
• Maintain accurate inspection records, maintenance logs, and required documentation.
• Coordinate with outside contractors and vendors for repairs, maintenance, and building services.
• Assist with hiring, training, scheduling, and supervision of maintenance and custodial personnel.
• Monitor maintenance supplies, inventory, deliveries, and purchase requests.
• Assist with custodial operations, including cleaning, trash removal, snow removal, and general property upkeep.
• Ensure interior and exterior common areas are maintained in good condition.
• Assist with addressing building violations and preparing for regulatory inspections.
• Respond to building emergencies and coordinate appropriate follow-up.
• Utilize property management/maintenance software to submit requisitions, track work, and communicate with vendors.
• Maintain professional relationships with residents while addressing maintenance-related concerns.
• Participate in staff meetings, training, and professional development activities.

Required Qualifications

• Must possess valid NYC S-12 and S-13 Certificates of Fitness.
• High school diploma or GED required.
• Previous experience in residential building maintenance, facilities operations, or a related field.
• Strong knowledge of plumbing, heating, fire protection systems, and general building maintenance.
• Previous supervisory or lead maintenance experience preferred.
• Ability to coordinate contractors, vendors, and maintenance personnel.
• Strong organizational, communication, and customer service skills.
• Ability to respond effectively to emergencies and prioritize multiple maintenance issues.

This is an excellent opportunity for an experienced building maintenance professional who holds both S-12 and S-13 licenses and is looking for a long-term position with housing included.

Professional Responsibility, Documentation & Program Operations • Adhere to site-specific memoranda and program staff manual which includes staff and program specific requirements as prescribed by the NYS Child School Aged Child Care (SACC) Programs regulation in a proactive manner, making the provision of quality services and the safety and care of all children the primary focus. • Demonstrate professionalism through consistent attendance, punctuality, preparedness, and follow-through. • Take ownership of assigned groups, activities, materials, and responsibilities to ensure high-quality implementation and participant experiences. • Complete attendance records, incident reports, activity logs, and other required documentation accurately and on time. • Communicate participant concerns, operational needs, and program updates to leadership and colleagues in a timely manner. • Adhere to agency policies, program procedures, reporting protocols, and applicable regulatory requirements while exercising appropriate decision-making within the scope of the role. • Recognize that personal attendance, punctuality, and performance directly impact participant safety, staffing ratios, program quality, and regulatory compliance, and takes responsibility for minimizing disruptions to program operations.
