About This Role

Motivated and reliable maintenance professional with a strong work ethic and a willingness to learn. Committed to providing excellent resident service while supporting the overall upkeep, safety, and appearance of the property. Able to follow preventive maintenance procedures, complete general maintenance tasks efficiently, and work independently to solve problems and support community operations. Dependable, organized, and adaptable with reliable transportation and a focus on teamwork, professionalism, and maintaining a safe living environment. The Maintenance Technician plays a very important role in the organization by providing excellent resident services in addition to performing various maintenance duties necessary to maintain and enhance the value of the community. Supports and aids the Community Manager in all phases of the overall physical maintenance of an income producing property.

Hourly pay range: $26.00 - $30.00 DOE

• This is a full-time, temporary position that is benefits-eligible. The anticipated duration of the assignment is approximately six months.
• This position's reporting location(s) are subject to change with notice based on the needs of the supported region.

What You'll Do - Includes but are not limited to:

• Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Maintenance Supervisor or Community Manager.
• Perform appliance, electrical, HVAC, plumbing, carpentry, custodial, and carpentry work as necessary.
• Ensure exterior curb appeal of community and cleanliness of grounds.
• Assist in daily recreation room, rental office, restrooms, and common area upkeep.
• Maintain high standards of resident service and relations for entire staff.
• Ensure that residents are provided with a clean, safe, well-maintained community.
• Ensure that apartments are rent ready within 3 to 5 days after they have been vacated.
• Maintain accurate inventory control of tools, equipment and supplies. Team members are required to use all personal protective equipment as assigned and instructed, specifically back belts, goggles, dust mask, hard hats and gloves.
• Team members are required to carry back belts, goggles and gloves in their possession at all times during work hours. Dust masks and hard hats must be readily available.
• Ensure that maintenance requests are handled as quickly, efficiently and effectively as possible and always completed within 24 hours. If parts must be ordered, causing a delay, so notify Community Manager and inform residents.
• Adherence to company monthly preventive maintenance directives, with regard to but not limited to; lighting, fire safety, pool/spa, life/safety hazards, and signage check under the direction of the Maintenance Supervisor or Community Manager.
• Have knowledge of location of gas, electric, irrigation, and water shutoffs, all apartment and fixture shutoffs, and sewer cleanouts and familiarity with posted map.
• Assist in performing apartment move-in and move-out inspections as directed by Maintenance Supervisor or Community Manager.
• Know current condition/status of all vacant units.
• Recommends measures to improve methods of operations, performance, safety and quality of service.
• Suggests changes in working conditions and use of equipment to increase efficiency of shop, department, or work crew.
• Performs on-call emergency service as required.
• Assists the Maintenance Director/Supervisor or Property Manager on special maintenance projects, i.e., preventive maintenance of building components and/or mechanicals.
• Interprets company policies to workers and enforces safety regulations.
• Adheres to CloudTen's Injury and Illness Prevention Policy and Asbestos and Hazardous Materials Policy. Maintain records and Material Safety Data sheets on all hazardous materials chemicals utilized on site and are sure that employees are familiar with the precautions on the sheets before using them.
• Ensures regular and timely communication to Site Management noting any maintenance problems or health/safety deficiencies.
• Represents Sunrise Management and the community you work for in a professional manner. Maintains a positive businesslike attitude and neat, clean, dress (including CloudTen issued work shirt) and appropriate grooming.
• Assist in promoting CloudTen Residential.
• Attends and participates in training seminars as requested.
• Assists other staff members as needed.
• Delivers various communications to residents as needed.
• Attends and assists in setting up for resident functions and activities.
• Performs other duties as assigned.
