VERSATILE. IMMEDIATE NEED. Osborne is hiring a skilled General Maintenance Technician to support our local field operations in the Topeka area. This is a hands-on role for an experienced construction and maintenance professional who can work across commercial construction projects, general repairs and upkeep on our locally owned real estate, and service work orders for our Facilities Maintenance clients -- while representing Osborne professionally on-site. This role is ideal for someone with proven trade skills who can contribute independently, solve problems, and provide quality workmanship across a variety of projects. Learn more at: You May Be a Great Fit If You Have proven hands-on skills in commercial construction, carpentry, or facility maintenance Take pride in precise, high-quality work, whether on a job site or service call Are comfortable moving between construction projects, property repairs, and client work orders Communicate professionally with clients, tenants, vendors, and team members Can manage assigned tasks independently while maintaining communication with leadership Communicate clearly and follow through on commitments Work effectively in a fast-paced environment where priorities may change based on business needs What You'll Do This role supports all local Osborne work in the Topeka area, split across three areas: Local Commercial Construction Perform skilled carpentry and general construction tasks including framing, drywall, finishing, and fixture work Read plans and specifications to determine dimensions, materials, and installation methods Support crews with punch-list items, formwork, and general construction tasks to help keep projects on schedule Real Estate & Property Maintenance Perform general repairs and upkeep on Osborne's locally owned real estate, including carpentry, drywall, painting, and minor plumbing/electrical tasks Handle routine property maintenance such as light landscaping and seasonal/weather-related upkeep Identify maintenance issues and communicate recommendations before they become larger problems Facilities Maintenance Respond to and complete Facilities Maintenance client service requests and work orders in a timely and professional manner Meet with clients, tenants, and vendors on-site while representing Osborne professionally Perform on-site assessments to help scope work and prepare basic quotes/estimates for work orders Coordinate with the Facility Maintenance Coordinator and construction leadership on priorities and scheduling Operate hand and power tools safely and maintain a clean, organized work area What You Need To Bring 3+ years of experience in commercial carpentry, general construction, or facility maintenance Proven skills in framing, drywall, finishing, and general repair work; working knowledge of basic electrical and plumbing is a plus Ability to read blueprints/specifications and verify layouts on construction projects Professional communication skills and the ability to interact with clients, tenants, and vendors Ability to work independently while coordinating with team members and leadership Valid driver's license and reliable transportation High school diploma or equivalent Successful completion of required pre-employment screening, which may include a background check, drug screening, and physical capacity evaluation consistent with job requirements Preferred: basic hand tools, forklift/scissor lift experience, CPR/First Aid certification Compensation & Benefits $25-$35/hour depending on experience Medical, dental & vision insurance (company-shared premiums) Paid holidays & PTO 401(k) with company match Tool & boot allowance Flexible Spending Account (FSA) A hands-on role with direct impact on local operations and company growth Osborne Construction is an Equal Opportunity Employer.
