Preconstruction Manager – Commercial Construction Location: Albuquerque, NM / New Mexico (Santa Fe, Rio Rancho) Compensation: Base Salary plus bonus Signing Bonus: $20,000 (inquire for details) SDV Construction is seeking an experienced Preconstruction Manager (Commercial Construction) to lead estimating and early-stage project strategy across Albuquerque, Santa Fe, Rio Rancho , and the broader New Mexico market. This role is designed for a leader who thrives in conceptual estimating, CMAR, and design-build environments —someone who understands how to translate early design into accurate, competitive budgets while aligning owners, design teams, and internal stakeholders. You will play a critical role in shaping projects before they break ground—partnering with business development, operations, and clients to ensure every pursuit is well-qualified, well-priced, and positioned for successful execution . Key Responsibilities Lead preconstruction and estimating efforts for commercial construction projects from concept through GMP development Perform conceptual estimating, cost modeling, and value engineering to align scope, budget, and owner expectations Guide clients through CMAR and Design-Build delivery methods , providing consultative support and budget clarity Conduct detailed plan and specification reviews , quantity takeoffs, and subcontractor bid analysis Collaborate with business development, operations, architects, and engineers to ensure cohesive project planning Develop and manage subcontractor and vendor relationships to support competitive pricing and market insight Utilize estimating software and CRM tools (PlanSwift, BuildingConnected, Excel) to track opportunities and ensure accuracy Mentor and support estimating staff , promoting consistency, accuracy, and process improvement Qualifications 10+ years of preconstruction, estimating, or commercial construction project management experience Proven expertise in conceptual estimating, CMAR, and Design-Build project delivery Strong understanding of construction materials, methods, and current market conditions Experience working with owners, architects, engineers, and subcontractors in a collaborative environment Proficiency in estimating software and tools (PlanSwift, BuildingConnected, Excel, or similar) Ability to manage multiple projects while maintaining accuracy, timelines, and attention to detail Bachelor’s degree in Construction Management, Engineering, or related field preferred Market Focus & Travel Primary focus on projects within Albuquerque, Santa Fe, Rio Rancho, and regional New Mexico markets Occasional strategic travel opportunities across the Southwest based on project alignment and company pursuits Why This Role Direct impact on project strategy, pricing, and selection Strong alignment between preconstruction, business development, and operations Opportunity to influence high-profile commercial projects from concept to contract Focus on profitable, executable work—not just volume Total Compensation & Benefits Competitive Compensation – Base Salary plus bonus aligned with experience and impact Signing Bonus – $20,000 (contact us for details) Comprehensive Health and Insurance Benefits – Employee premium and life insurance fully paid; dental, vision, wellness, and Aflac options available Innovative Schedule and Work Environment – Monday through Thursday 4-10’s with flexibility depending on seasonality and tenure Generous Vacation and Time Off – Vacation, sick leave, paid holidays, parental and bereavement leave when accrued and needed 401(k) Retirement Savings and Profit-Sharing Plan – 4% match on 100% gross earnings; fully vested employer match with annual bonus based on company performance Professional Development Opportunities – Access to certifications, continuing education, and leadership development programs Diverse and Inclusive Work Environment – As a Service Veteran Owned company, we value respect, inclusion, and empowerment Career Page: This role requires the ability to commute to or be regularly present in Albuquerque, NM .
