Compensation
Compensation includes base salary plus eligibility for the standard company bonus program and profit sharing, in each case subject to the terms of the applicable plan documents.
Salary Range: $140k-$165k
Vehicle Allowance: $660, administered in accordance with the company's approved Travel and Transportation Reimbursement Policy.

Job Summary
The Project Manager II is an experienced project leader accountable for the overall performance of assigned projects. Working in close partnership with the Superintendent and with limited oversight, the PM II establishes project strategy; owns financial performance, contract administration, buyout, procurement, preconstruction and constructability input, submittal and RFI management, schedule and change management, quality and closeout, and MEP coordination; leads client communication, trade-partner relationships, and jobsite safety planning; and develops assigned project staff. The PM II independently resolves routine and complex project matters within delegated authority and escalates commitments, disputes, claims, or risks that exceed approved limits.

Key Responsibilities
The Project Manager II independently leads assigned projects within established company procedures and delegated authority. Contract execution, material financial commitments, settlements, use of contingency, acceptance of commercial terms, waiver of contractual rights, significant schedule commitments, and other actions outside documented authority require approval from an authorized company representative.

Qualifications & Experience
• Bachelor's or associate's degree in Construction Management, Engineering, Architecture, or a related field preferred; equivalent combinations of education, trade experience, field experience, and construction-management experience may be considered
• Typically 6–9 years of construction or construction-management experience, including demonstrated success independently leading Project Manager I responsibilities or equivalent project-management experience. Readiness is based on demonstrated judgment, project performance, financial ownership, leadership capability, and ability to manage projects of increasing complexity — not tenure alone.
• Working knowledge of applicable prevailing-wage, certified-payroll, and public-project requirements is required when assigned to covered public work
Technical Skills
• Advanced Procore and Bluebeam skills or comparable systems
• Working proficiency in TimberScan, Sage 300 CRE, or comparable systems
• Strong Microsoft Project, Primavera P6, or comparable scheduling capability
• Forecasting, cost reporting, cash-flow, change-log, procurement-plan, and risk-register capability
• Working knowledge of American Institute of Architects (AIA) and other common contract structures
• Subcontract negotiation and commercial-analysis skills
• Ability to interpret notice, billing, insurance, bonding, closeout, change, delay, and dispute requirements, and to escalate legal questions to Operations leadership or legal counsel
• Strong Microsoft 365 skills

While performing the office-related duties of this job, the employee must be able to remain in a stationary position, often standing or sitting for prolonged periods. Repeating motions that may include the wrists, hands and/or fingers will be regularly required, as well as assessing the accuracy, neatness and thoroughness of the work assigned.
Employees are required as necessary to drive Company pickup trucks with attached trailers; safe driving records and the ability to drive trailered items are required as necessary. The employee must be able to work day, evening, night, and/or weekend shifts as required.
Physical demands include climbing ladders, stooping, crouching, or bending, working from heights (scaffolding, roof tops, towers, etc.) and operating boom/scissor lifts. At the jobsite, while performing the duties of the job, the employee must be able to access and navigate all areas of the construction site in all types of weather. Environmental conditions at jobsites may include dirt, dust, extreme weather, uneven walking surfaces, hazardous materials, and loud noise. Must wear required Personal Protective Equipment (PPE).
The employee may frequently lift and/or move objects up to 20 pounds and occasionally lift and/or move objects up to 40 pounds. No adverse environmental conditions are expected.
