Operating Engineer - JLL What this job involves: As an Operating Engineer at JLL, you will play a critical role in ensuring the seamless operation of facility systems and equipment. You'll bring technical expertise in a primary craft area-whether Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations-while maintaining multi-skilled capabilities across other disciplines. This position is essential to maintaining facility standards, optimizing building system performance, and delivering exceptional service to our clients. Your work directly supports JLL's commitment to operational excellence and creating safe, efficient environments where businesses can thrive. What your day-to-day will look like: Operating and maintaining facility equipment across Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems, ensuring all systems meet applicable standards and operate at peak performance. Conducting preventative maintenance activities including cleaning, inspecting, calibrating, and replacing parts on HVAC systems and associated equipment to maintain optimum performance levels. Recording equipment readings and making necessary adjustments to ensure proper operation, while monitoring the quality and pricing of work performed by outside contractors. Managing facility services responsibilities including purchasing, inventory control, contracted maintenance, and general technical proficiency tasks. Reviewing monthly client service request summaries to identify and resolve recurrent operational problems, contributing to continuous improvement initiatives. Maintaining compliance with safety protocols for hazardous material storage, usage, and disposal, while ensuring a clean and safe workplace environment. Evaluating vendors and suppliers regularly, verifying delivery accuracy for count, pricing, and description, and conducting periodic checks of tool and instrument inventory. Required Qualifications: • High school diploma or GED equivalent, with two years of experience in electrical system design, refrigeration, and HVAC. • Demonstrated technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations) with multi-skilled capabilities in others. • Strong analytical skills with the ability to diagnose system operations, determine causes of problems or malfunctions, and take appropriate corrective action. Preferred Qualifications: • Certification as a Universal Technician for CFCs • Working knowledge of computer applications including Microsoft Word and Excel. • Experience managing vendor relationships and evaluating quality and competitive pricing. • Familiarity with preventative maintenance programs and inventory control systems. • Background in reviewing and analyzing service request data to identify operational trends. • Experience with facility management or building automation systems. Estimated compensation for this position: 54,400.00 - 78,900.00 USD per year This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
