Position Overview:
This management opportunity as a Commercial Property Manager at The Orden Company involves ensuring seamless day-to-day operations of an approximately 200,000 square foot Class A Office
Building in the heart of downtown Long Beach, CA. The ideal candidate will possess a primary focus on enhancing the client experience at the property by demonstrating strong financial acumen and operational oversight, exceptional customer service, organizational skills, meticulous attention to detail, and a genuine enthusiasm for training and empowering the onsite team in providing outstanding service and hospitality. Success is derived from driving both NOI and tenant retention by delivering an exceptional workplace experience where our clients feel they can be productive, connected, and creative. Duties & Responsibilities include but are not limited to:
- Oversee daily operations of an approximately 200,000 square foot Class A Office Building
- Develop, manage, and adhere to annual operating budgets, forecasts, and capital plans
- Analyze financial reports, variances, and implement strategies to maximize NOI
- Partner with leasing teams to support occupancy goals, conduct regular property inspections, and identify value-add physical or operational upgrades
- Lead lease administration including review, interpretation, and enforcement of lease terms
- Negotiate vendor contracts and manage third-party service providers
- Oversee property maintenance, capital improvements, and construction projects
- Ensure compliance with local, state, and federal regulations
- Build and maintain strong tenant relationships to support retention and satisfaction
- Prepare monthly and quarterly ownership reports with strategic insights and cost variance analysis
- Manage CAM reconciliations and expense controls
- Identify value-add opportunities and operational efficiencies
- Respond to tenant issues promptly and professionally
- Review accuracy and expiration dates of insurance policies
- Additional responsibilities as assigned in line with the operation and management of a Class-A office building located in Southern California
Qualifications:
- Bachelor’s Degree or equivalent with 5+ years of commercial property management experience with supervisory responsibility preferred
- Proficient in Microsoft Office Suite: Excel, Word, Outlook, and Teams; Hands-on experience with commercial real estate software such as Yardi, MRI, etc.
- Strong written and verbal communication skills: experience interacting with tenants, vendors, teammates, and management
- Expertise in preparing annual budgets, variance reporting, and CAM reconciliations
- Proven ability to collaborate cross-functionally and support broader property objectives
- Highly organized with strong time management skills and the ability to manage multiple priorities
- A strategic thinker with strong financial acumen
- Ability to make sound, timely decisions and exercise good judgment on when to escalate issues
- CPM or RPA designation (or in progress) preferred
