Maintenance Supervisor

Summary Seeking a full‑time Maintenance Supervisor for an apartment community in Raleigh, NC. The Maintenance Supervisor reports to the Property Manager and oversees all maintenance needs, physical appearance, and service requests on the property while working within the allotted budget. Their primary responsibilities include hands‑on maintenance of units and grounds, ensuring the service request tracking system is used and followed up properly, keeping turn‑and‑make‑ready processes running smoothly, supervising the maintenance team, and maintaining excellent resident relations through superior customer service. On‑call and some weekend availability is required. Essential Duties & Responsibilities Maintains positive resident relations through superior service. Inspects grounds, buildings, and community features several times a day to identify, minimize, and correct hazardous property conditions and maintain exceptional property appearance in line with HRA standards. Fulfills resident service requests while maintaining superior customer service. Trains the maintenance team to maintain exceptional property appearance and fulfill resident service requests; monitors service‑request turnaround time and corrects any lapses in standards. Performs unit inspections to determine move‑in readiness after move‑outs and assists with make‑ready processes before new resident move‑ins throughout the year and during turn season. Assists the Property Manager with turn‑make‑ready board creation, key replacement process, vendor key system, and all other turn‑related processes, such as ordering turn supplies/appliances while staying within budget; oversees vendor negotiation, scheduling, and contracting. Lifts and works with heavy equipment as needed. Supervises the maintenance team; interviews, hires, and trains maintenance personnel; plans and organizes tasks for all technicians and porters before each shift; conducts performance evaluations that are timely and constructive. Manages and maintains a preventative maintenance program that extends the life of the community while minimizing future repairs. Maintains a well‑organized and properly stocked maintenance shop while adhering to safety standards, OSHA guidelines, and staying within budget. Performs hands‑on maintenance, overseeing repairs of electrical, plumbing, HVAC, carpentry, painting, drywalling, appliances, and other building systems. Performs maintenance callbacks of assigned service requests. Designs, implements, and executes in‑house and/or capital projects as assigned by the Property Manager or Corporate team; assists with department budget estimates and costs of specific repair projects. Ensures consistency in dealing with residents on all matters; complies with all federal, state, and local Fair Housing laws. Performs after‑hour and/or weekend on‑call duties as assigned. Compensation Hourly Wage: $25‑$26 DOE, plus bonus potential.
