Multifamily Property Managers are also responsible for motivating high-performing teams to maximize the performance of the property.249 multifamily units.MON-FRI onsite required schedule, 8:00am-4:30pm.Job DescriptionESSENTIAL JOB DUTIES:Ensuring the smooth running of our community in a fast-paced environment. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability. Complete lease/renewal paperwork to ensure completion to company standards.Track and evaluate advertising, and all client traffic.Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance, and management personnel, in order to maximize their engagement and minimize turnover.Driving revenues with your thorough understanding and analysis of competition and development of creative marketing programs.Leading by example. Instilling, maintaining, and modeling Cushman & Wakefield’s mission to be the best national management company.Supervise day-to-day operations of the entire on-site team, ensuring that all policies and procedures are being followed.Maintain effective on-site staff through interviewing, hiring, and coaching team as necessary.Maintain residents' files in accordance with company's standards.Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.Manage and maintain all aspects of overall community budget and finances.Work with leasing staff to ensure that leasing/marketing goals are being met.COMPETENCIES:Effective communication and customer service skillsComputer literate, including Microsoft Office Suite and internet navigation skillsGeneral office, bookkeeping and sales skills and excellent oral and written communication skillsDetermine leasing opportunities of staff and work on goal setting, improving the performance of each staff member.Supervise day-to-day operations of team, ensuring that all C&W policies and procedures are followed.Work with leasing staff to ensure that leasing/marketing goals are being met.Be able to manage a teamPerform any other related duties as required or assigned.IMPORTANT EDUCATIONBachelor’s Degree preferred.MN Real Estate License preferred.IMPORTANT EXPERIENCE3+ years of on-site Multifamily Property Management experience required, including Leasing and Assistant Property Manager roles/duties required.Rent collection, delinquency, and evictions experience required.Strong Preference for experienced on-site Multifamily Property Manager 1+ years.Strong preference for experience with invoicing, GL coding, reclasses and accruals, variance reporting, month end, pre-close exposure.Required on-site schedule MON-FRI 8:00am-4:30pm.Yardi systems experience strongly preferred. AIRM pricing preferred experience.Strong preference for CapEx renovation projects onsite, and vendor management experience.WORK ENVIRONMENTThis job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
