Project Manager - Land Development

The Project Manager – Land supervises and directs all aspects of a community, maintains community schedules, and coordinates with department heads and outside consultants for architectural and site planning. Responsibilities Maintain community and construction schedules, overseeing all construction activities and quality control. Coordinate input from Division Executives on site and architectural design. Supervise and coordinate with outside consultants for architecture, civil engineering, landscape architecture, and soils engineering. Provide weekly written reports on progress, trade partner meetings, agency contacts, problem resolution, and safety meetings. Create and maintain site budgets. Negotiate contracts with outside consultants. Assist in preparing feasibility studies. Coordinate DRE processing, CC&R’s, and set up HOAs, acting as liaison and board member if needed. Secure and manage the exoneration of necessary bonds. Coordinate model complexes and conditional use permits. Support the Operations Department during the construction process. Requirements Minimum 7 years in community development, redevelopment, economic development, or housing experience. High School Diploma or equivalent required; Bachelor’s degree preferred in Urban Design, Planning, Real Estate, Business, Engineering, Construction Management, or related field. Advanced PC skills: Word, Excel, PowerPoint. Excellent analytical ability and strong writing skills. Valid, unrestricted driver’s license. Strong motivational, management, and organizational skills. Physical & Office/Site Presence Requirements This is primarily a sedentary office position requiring the ability to occasionally bend, stoop, reach, lift, and move office supplies up to 25 pounds or less. Finger dexterity is required to operate computer keyboard, calculator, and telephone equipment. Compensation and Benefits Base salary range: $74,894.24 – $140,000 annually, subject to adjustment based on qualifications, geographic pay differentials, and operational considerations. Potential eligibility for bonuses and commissions. Benefits including health insurance (medical, dental, vision), 401(k) with up to 5% company match, paid parental leave, education assistance, adoption assistance up to $30,000, vacation up to three weeks, holiday, sick leave, personal days, and referral bonuses.
