Asset Management Analyst

3E Management is a real estate financial modeling and fund services firm based in Dallas. We work as an embedded analytical extension of our clients' teams - private equity sponsors, fund managers, and developers across the country. We build the financial model at acquisition, carry it through the hold period with monthly actuals and variance reporting, and keep it exit-ready. Our asset management practice maintains institutional-quality models across a portfolio of assets nationwide. The Role You will own the monthly close on a named book of real estate assets. Every month, actual operating results arrive from our clients' accounting teams. You load them into the asset model, roll the balances forward, populate the variance analysis, publish to our client portal, and confirm the published figures tie to the model. Then you do it again the next month, faster and cleaner than the last. You will also convert new assets onto our platform - loading historical financials from acquisition to date, entering rent rolls and budgets into Argus, and verifying the portal mapping. This is a production role. The work is defined, documented, and repeatable, and it is measured on accuracy and meeting deadlines. What you will do Own the monthly close for a book of 40–60 assets: load actual revenue, operating expenses, capital expenditures, debt service, and leasing activity into the Excel asset model Roll cash and reserve balances forward and tie the model to client-provided financials Populate variance analysis against budget and prior period Publish updated models to the client portal and verify every published figure against the source model Onboard new assets: load inception-to-date historical financials, enter rent rolls and new leases into Argus, load client budgets into existing expense categories Refresh market data from CoStar and other sources Log template and platform defects so they get fixed once rather than worked around Flag anything that doesn't look standard - a new lease structure, an unusual capex classification, a refinancing - to your senior analyst What you will not do We are specific about scope because it is how the work stays fast and accurate. No client communication. Your senior analyst and the Head of Asset Management own client relationships. You work behind the model. No deal underwriting or fund services. This role sits entirely within asset management. No open-ended ad-hoc work. Non-standard requests are escalated, not absorbed. Who you are Required Bachelor's degree in Finance, Accounting, Real Estate, Economics, or a related field Strong Excel skills - comfortable navigating large workbooks, and precise with formulas and references Genuinely detail-oriented. You reconcile to the penny and you notice when something is off by $1,000 Able to follow a documented process exactly, and to say clearly when something falls outside it Organized enough to manage a recurring monthly cycle across dozens of assets without dropping one Preferred Exposure to Argus Enterprise (we will train you - prior exposure shortens the ramp) Familiarity with real estate operating statements, rent rolls, and CAM reconciliations Internship or coursework in commercial real estate, accounting, or FP&A Experience with Yardi, MRI, or similar property accounting systems We would rather hire someone rigorous who has never opened Argus than someone with Argus on their resume who is careless in Excel.
