Maintenance Technician - Residential Properties (Chicago)

Job Description Job Description GMO Properties is seeking a reliable, skilled, and solution-oriented Maintenance Technician to support a growing 45-unit residential portfolio throughout Chicago on an on-call / as-needed basis. This is not a one-time project. We are looking to build a long-term working relationship with a dependable technician who takes pride in quality work, communication, and professionalism. Responsibilities Unit turns, including patching, painting, and light repairs Plumbing repairs such as clogs, fixture replacements, and minor leaks Basic electrical work, including outlets, switches, light fixtures, and troubleshooting General residential maintenance and repair work Property inspections and preventative maintenance walkthroughs Emergency maintenance service calls as needed Coordination and communication regarding work orders and repair status Position Details On-call / as-needed position Flexible scheduling Consistent ongoing workflow across multiple properties Independent Contractor (1099) Requirements Previous residential property maintenance experience required Ability to diagnose and resolve issues independently Own tools and reliable transportation Strong communication and responsiveness Professional appearance and tenant interaction Organized, dependable, and detail-oriented Bilingual (English/Spanish) is a plus, but not required Required to Apply References Summary of relevant experience Performance Expectations Same-day or next-day response availability preferred Timely communication and work order updates Clear diagnosis and recommended solution before work begins Before-and-after photos required for completed jobs Ability to efficiently manage multiple work orders Cost-conscious mindset with strong repair-versus-replace judgment Compensation Per-project compensation for larger jobs Hourly compensation for diagnostic or smaller repairs Larger scopes quoted and approved in advance To Apply Please provide: Summary of experience Availability Typical response time Areas of specialty Serious inquiries only.
