Mechanical Project Team Leader III

About the Role Johnson Controls is seeking a Project Manager for mechanical retrofit projects. The role involves overseeing the execution of mechanical retrofit projects, ensuring compliance with safety, quality, financial and schedule requirements, and driving business development by securing new work and change orders. Key Responsibilities Plan, execute, and control assigned projects under general supervision. Provide day‑to‑day coordination for mechanics and subcontractors. Secure new work and change orders from existing customers. Prepare and review mechanical project estimates. Oversee the mechanical retrofit process to meet Johnson Controls standard practices. Act as a technical resource for sales and support recruiting/ hiring of project team. Interface with Truck‑Based teams to manage manpower. Review contract terms and conditions. Coordinate drawing layouts and detailing for installation. Analyze financial reporting and project schedules; proactively address risks. Investigate solutions, establish recovery plans, and report ongoing cost estimates. Manage cost allocation and use standard tracking tools to report progress. Identify opportunities for value‑added change orders and prepare proposals. Maintain asset management, collections, cost control, progress billings, and payables. Ensure compliance with specifications, local codes, and installation techniques. Resolve disputes using negotiation skills. Manage material procurement, warehousing, and planning. Provide clear written communications and ensure document control compliance. Develop long‑term customer and subcontractor relationships. Attend job progress meetings and coordinate training requirements. Adhere to and enforce safety standards for all team members and subcontractors. Qualifications & Experience Strong verbal and written communication skills, including the ability to explain technical information to non‑technical audiences. Proficient in project management software and financial accounting systems. Competence in MS Office (Excel, Word, PowerPoint), Adobe Writer, Visio, and Windows. Travel required; may be outside assigned geography. Preferred: at least eight years of service‑business experience, especially in small fast‑track retrofit, remodel, and tenant‑improvement projects. Preferred: 2–4 years of engineering or technical trade training (engineering degree or equivalent). Experience with complex HVAC mechanical systems and equipment. Compensation & Benefits Salary range: $112,100–$168,350 (depending on qualifications). Includes a competitive sales incentive plan tied to project volume and margin.
