Execute mogul's Purpose mogul's Niche About the Role The team is seeking a sharp, creative associate to join mogul. You'll be the second member of our asset management team, working directly under our VP of Asset Management. You'll be the person closest to our properties day to day, running revenue management, resolving issues with our property managers, coordinating governance votes, and making sure maintenance and capex work actually gets done. We recently passed the 100-property mark and are scaling toward 1,000 and beyond, and this role exists to make sure every one of those properties performs. You'll help build the in-house asset management standard operating procedures. You'll run the analysis on top of what exists and help make it better as we scale our internal systems. Real Estate Asset Management: Working with internal and external teams to optimize the performance and value of mogul's real estate verticals (Coliving/PadSplit, STR, LTR) Property Financials: Assist in gathering and coding standardized monthly statements and regular valuation analysis across the portfolio Previous knowledge/experience with real estate and/or financial services is ESSENTIAL What You'll Do Report directly to the VP of Asset Management Work cross-functionally across all teams as needed Work day-to-day with our rapidly expanding network of property managers and operators: chasing documentation, resolving discrepancies, and tracking follow‑ups Participate in property manager meetings by asset class; track follow‑ups and prepare performance materials Closely monitor property performance for actionable insights Help develop and run mogul's performance dashboards and monitoring systems; investigate variances and flag underperformance early Identify winning trends across our best-performing properties to implement portfolio-wide Model sensitivities on initiative implementation and the impacts Develop solutions for underperforming properties and portfolio segments, and track recommendations given to property managers through to completion Monthly property financials Assist in gathering and preparing detailed monthly statements with cashflows, reviewing line items for operational truth: variances, overcharges, and performance signal Governance Votes Preparing materials & coordinating with stakeholders in property-level repair & maintenance items, sale decisions, etc. Where This Goes We're building this role as a path to owning a vertical. You'll start across the portfolio, gravitate toward an asset class, and grow into running it, the strategy behind it, and eventually the team beneath you. Required Skills & Technology Ability to quickly learn concepts, skills, and processes on the fly Use AI to automate workflows and existing processes Previous experience in real estate and business operations Strong real estate financial fundamentals: P&L analysis, valuation, and comps-based analysis Command of real estate fundamentals Capacity to justify every decision with data-backed analysis Creative problem-solver who seeks multiple solutions to one problem rather than one solution to multiple problems Required Experience Real Estate Expertise: 2-4 years in real estate asset management, real estate operations, or finance (investment banking, private equity, or REPE a plus). Comfortable with property-level P&L analysis, valuation, comps-based analysis, and reading the full operating picture of a property: rent rolls, statements, work orders, and capex. Property Financials: Experience producing or reviewing monthly operating statements Analytical & Problem-Solving: Strong financial acumen and comfort with data analysis - turning property-level data into actionable insights and recommendations. Data Scrubbing: Taking raw, inconsistent operational data across PM statements, operational data such as rent rolls, management portals, and work orders - reconciling, deduplicating, and standardizing it into clean, analysis-ready shape. Communication & Stakeholder Management: Clear communicator who can build relationships and coordinate across property managers, vendors, and internal teams simultaneously. Execution & Ownership: Driven to move fast, comfortable with ambiguity, and committed to building repeatable processes. Previous experience building platforms to scale. Growth Capacity: Capacity to grow into managing a team of junior analysts as the portfolio scales toward 1,000+ properties. Nice to Have Experience with short-term rentals, Coliving/PadSplits, or other alternative business strategies Quantitative background beyond the rent roll: hands-on experience in statistics, data analysis, or algorithmic/model-driven decision-making (such as pricing models, threshold-based rules, forecasting).
