Maintenance Supervisor (HVAC Required)

Position Summary

We are seeking an experienced and motivated Maintenance Supervisor to lead the maintenance operations of our apartment community. The ideal candidate is a hands-on leader with strong technical skills, exceptional customer service, and the ability to supervise a maintenance team while ensuring the property is maintained to the highest standards. HVAC certification is required.

Responsibilities

• Supervise and lead the maintenance team, assigning daily work orders and ensuring timely completion.
• Oversee all aspects of property maintenance, including HVAC, plumbing, electrical, appliance repair, carpentry, drywall, painting, and general repairs.
• Perform troubleshooting, maintenance, and repairs on HVAC systems.
• Ensure vacant apartments are prepared and ready for move-in according to company standards.
• Conduct routine property inspections to identify maintenance needs and safety concerns.
• Develop and implement preventative maintenance programs.
• Maintain maintenance inventory, equipment, and supply levels.
• Coordinate and oversee work performed by outside vendors and contractors.
• Respond to emergency maintenance calls and participate in the on-call rotation.
• Ensure compliance with OSHA regulations, safety standards, and company policies.
• Maintain accurate records of work orders, preventative maintenance, inspections, and inventory.
• Provide excellent customer service by responding professionally to resident maintenance requests.

Qualifications

• Minimum of 3 years of apartment maintenance experience , with at least 1 year in a supervisory or leadership role preferred.
• EPA Universal Certification (Required).
• Strong HVAC troubleshooting and repair experience.
• Knowledge of plumbing, electrical systems, appliance repair, carpentry, drywall, and painting.
• Ability to read and interpret technical manuals and blueprints.
• Strong leadership, organizational, and communication skills.
• Valid driver's license and reliable transportation.
• Ability to prioritize multiple tasks in a fast-paced environment.

Physical Requirements

• Ability to lift up to 75 pounds.
• Ability to stand, walk, bend, climb ladders, crawl, and work in confined spaces.
• Ability to work indoors and outdoors in varying weather conditions.
• Ability to participate in an on-call rotation and respond to after-hours emergencies.
