This includes installation, repair, and preventive maintenance across plumbing, carpentry, painting, flooring, landscaping, lighting, HVAC assistance, and general building systems. The Maintenance Technician works directly from assigned work orders, scheduled preventive-maintenance plans, and emergency requests, and backs up the Facilities Supervisor when needed. Anuvia's clients receive prevention, treatment, and recovery services in spaces that must be clean, safe, and welcoming every single day. The Maintenance Technician's work directly makes that possible. Because the Facilities team is small and the work has to happen every day, the Maintenance Technician is expected to be hands‑on across a wide range of trades and to pitch in wherever the day's priorities demand. Day-to-Day Facility Maintenance Inspects buildings, equipment, and grounds daily to identify issues before they become problems. Performs preventive and corrective maintenance against the work-order queue and preventive-maintenance schedule. Repairs plumbing, carpentry, flooring, drywall, toilets, sinks, carpet, and fixtures as needed. Repairs or replaces lighting, hardware, locks, hinges, and interior finishes. Replaces or repairs flooring, carpet, toilets, sinks, drywall, and fixtures as needed. Repairs faulty equipment and damaged structures across every Anuvia location. Paints interior and exterior surfaces when paint has faded, chipped, or shows wear. Applies preventative measures to reduce the risk of future problems (e.g., sealant on flat roofs). Repairs leaking plumbing promptly to avoid water damage and restore fixture use. Grounds, Roof & Parking Lot Performs roof maintenance including caulking, drain unclogging, leaf and debris removal, and general cleaning. Maintains grounds and landscaping — lawn, hedge, planter care, and seasonal cleanup. Maintains parking lot condition including line striping touch-ups, debris removal, and lighting checks. Clears walkways and parking areas during inclement weather as needed to maintain safe access. Office Setups, Moves & Furniture Assembles office furniture and equipment as needed. Supports office setups and employee moves across Anuvia locations. Hangs art, bulletin boards, whiteboards, signage, and shelving as requested. Supports event setup and breakdown for internal Anuvia functions. Supports opening and closing procedures at Anuvia facilities as needed. Assists outside vendors and visiting contractors during on‑site work. Verifies vendor work meets Anuvia standards before sign‑off. Supports security operations including badge access, key control, and alarm system checks. Systems, Inventory & Documentation Manages heating and plumbing systems to guarantee functionality; escalates vendor‑level issues as needed. Plans and schedules vendor repairs in coordination with the Facilities Coordinator. Maintains inventory records for maintenance equipment, supplies, and tools. Logs completed work orders, preventive maintenance tasks, and warranty records. Immediately takes action on any potential safety hazard to prevent injury or property damage. Follows all safety protocols and completes required safety training. Supports fire drills, severe‑weather drills, and safety inspections. Participates on the Health & Safety Committee as needed. Fills in for the Facilities Supervisor on occasions where needed, such as vacations or meetings. Supports facility planning conversations with the Facilities Supervisor and Facilities Coordinator. Trade school certification or vocational training in a maintenance trade (plumbing, carpentry, electrical, HVAC) strongly preferred. Minimum 2 years of hands‑on building or facility maintenance experience preferred. Experience in commercial, residential, or institutional settings is a plus. Associate's degree in healthcare administration, business, health information management, or a related field required; Bachelor's preferred (or equivalent combination of education and experience). Two or more years of experience in healthcare revenue cycle, utilization management, insurance verification, or medical billing required — behavioral health preferred. Familiarity with NC Medicaid Tailored Plans, EHR authorization tracking, and payer portals strongly preferred. Language Ability Read, interpret, and follow work orders, equipment manuals, Safety Data Sheets, and safety protocols. Communicate clearly with the Facilities Supervisor, Facilities Coordinator, co‑workers, outside vendors, and Anuvia staff — verbally, in writing, and in person. Mathematical Ability Compute basic math including addition, subtraction, multiplication, division, and all units of measure. Comfortable with measurements, materials estimates, and basic arithmetic needed for repair work. Reasoning Ability Apply common sense and solve practical problems using available tools and limited standardization. Identify the root cause of a problem, not just the symptom. Make judgment calls on when to repair in‑house vs. scale to the Facilities Supervisor or an outside vendor. Clerical Ability Knowledge of administrative and clerical procedures — basic recordkeeping, work-order documentation, and inventory tracking. Comfortable with Microsoft Office basics and web‑based maintenance‑tracking tools. Computer Skills General use of personal computers, printers, copiers, and software required for the position. Web‑based work‑order / maintenance‑tracking systems (preferred, will train). Certificates & Licenses HVAC, EPA, electrical, or plumbing trade certifications (preferred, not required). Physical Demands Physical Bend, carry, climb, crawl, crouch, stoop, kneel, reach above shoulder, push, pull, grip. Lift and carry up to 50 lbs regularly; up to 75 lbs occasionally with assistance. Stand and walk for extended periods across indoor and outdoor environments. Operate hand tools, power tools, ladders, and small equipment safely.
