Job Summary and Qualifications As the Senior Lease Accountant, you will report to the Lease Accounting Manager and will be responsible for overseeing enterprise-wide lease accounting activities, including system governance, financial reporting, and compliance with ASC 842. This role provides advanced accounting analysis, ensures the accuracy and completeness of lease data within the CoStar system, and supports the Company’s monthly close and consolidated reporting process. The position serves as a key liaison between Corporate Accounting, Treasury, field finance teams, and internal/external auditors, and requires strong analytical, technical accounting, and communication skills to support a large, decentralized user base. Responsibilities Lead monthly close responsibilities for lease accounting, including review/preparation of journal entries. Oversee the accuracy and completeness of lease data within the CoStar system, ensuring compliance with ASC 842 and internal accounting policies. Review lease-related reports and error monitoring outputs; coordinate with field accounting teams to ensure timely resolution of discrepancies and proper financial statement classification. Serve as a subject matter expert for lease accounting, providing guidance on complex lease transactions, modifications, impairments, and classification determinations. Partner with Corporate Treasury and other departments to ensure proper identification, classification, and recording of finance and operating leases. Support enterprise-wide financial reporting by preparing and analyzing lease-related data and delivering insights to Corporate and field leadership. Act as a primary liaison for internal and external audit requests related to lease accounting, including ownership and execution of key SOX controls. Prepare advanced system support for CoStar users, including troubleshooting issues, performing system queries, and ensuring proper system utilization across approximately 200+ accounting entities. Develop and maintain lease accounting policies, procedures, and training materials; lead training sessions for new and existing system users. Monitor and manage the lease accounting shared mailbox, responding to inquiries and providing timely resolution to user issues. Drive process improvements and system enhancements to increase efficiency, accuracy, and scalability of lease accounting operations. Collaborate cross-functionally with Financial Reporting, Legal, and operational leadership on lease-related initiatives, including policy updates and strategic projects. Review and analyze Yardi trial balance reports for medical office building (MOB) properties to identify expenses incurred by third-party property managers and record and allocate those costs to the appropriate entity ledgers.
