Facilities Operations Associate
The Maintenance Department oversees office floors and general maintenance for more than 600,000 square feet of office space. The Facilities Operations Associate performs cleaning, moves boxes, furniture, and other materials, assembles furniture, and completes minor repairs. This hands-on, physical position reports to the Facilities Manager. The Facilities Operations Associate provides support to the maintenance team and other team members by responding to requests related to technical issues, basic repairs to operational equipment, routine maintenance requests, and ensuring the firm's upkeep and safety guidelines and standards are met. This role is expected to be onsite M-F 10:00 am - 7:00 pm.
Compensation: The hourly rate for this position is $26.00 to $30.00. Job Responsibilities:
- Performs general maintenance tasks, such as supplying bins and crates, replacing locks, adjusting hardware, moving boxes, and moving or installing office furniture and equipment.
- Completes daily scheduled routines, including cleaning pantries, removing trash and boxes, moving bins, checking restrooms for cleanliness twice daily, sweeping and mopping stairways and elevator lobbies, wiping handrails and door glass, replacing light bulbs using a ladder, and signing floor maintenance logs for restroom cleaning and water machines.
- Maintains assigned floors, including closets, stairs, rooms, and other areas, ensuring they always remain neat and clean.
- Completes assigned daily work orders and notifies the office of any incomplete work.
- Communicate with Dispatch by radio or telephone every 30 minutes.
- Uses tools and equipment safely, maintains responsibility for provided tools, radios, and other equipment, and tracks inventory of tools and supplies by updating task lists.
- Performs routine building maintenance, including minor plumbing, carpentry, painting, and drywall repairs.
- Supports the department with conference room setups, including cleaning and preparing rooms, removing and replacing chairs, providing and removing easels, whiteboards, extension cords, and power strips, opening and closing folding walls, cleaning glass, adjusting room temperature, responding to emergency calls, and handling other requests as needed.
- Escorts and oversees outside contractors and trades to ensure approved facility maintenance and repairs are completed in a timely manner.
- Works weekends and overtime as needed.
- Performs other duties as assigned.
Qualifications:
- Required Skills: Strong understanding of safety as it pertains to working in the air, or tight spaces in or around people or operable equipment. Ability to effectively present information verbally and in writing. Basic to intermediate computer skills. Strong attention to detail. Ability to work effectively both independently and collaboratively in a team environment. Strong leadership skills to motivate and develop a team atmosphere. Can organize, prioritize, plan and multi-task work activities in a high-pressure environment.
- Preferred Skills: Ability to calculate voltage, amps., phases for electric loads, mechanical loads, BTU's and cooling preferred. Thorough understanding of base building systems preferred.
- Required Experience: 4 to 6 years of commercial, office and/or property maintenance experience.
- Preferred Experience: Experience in a financial or large law firm preferred.
