Job Details Job Location: Oklahoma City, OK 73134 Position Type: Full Time Job Category: LeasingResidence at North Penn Position Summary As a Leasing Specialist, you have a genuine interest in building positive connections and have an exceedingly strong aptitude for sales and marketing. This role is for responsible for understanding, executing and achieving the leasing and renewal goals for their specific community. It is imperative that this position pays particular attention to the price, promotion, and presentation of the community. A successful Leasing Specialist is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors. Primary Responsibilities Walk marketing tour path, open target viewing apartments, ensure clean and rent ready apartments, model homes and community amenities Effectively coordinate daily activities through the management of People, Product, Price and Promotion Exercise discretion and independent judgment in the daily marketing and advertising functions of the community to enhance performance Manage effectiveness of mini model items, placement, and presentation Manage the timely responses of resident and prospective resident calls and emails Monitor and verify traffic in queue is responded to daily Respond to resident and prospective resident calls and emails promptly in the morning Answer incoming calls, convert phone calls into walk in traffic, set viewing appointments Ensure all leasing traffic is recorded and input daily Tour prospective residents with energy and enthusiasm the Weidner way Ensure successful leasing by facilitating the application process at the end of the tour Maintains strong competitive leasing closing ratio Review and process all applications immediately upon receipt Timely and respectful communication with applicants upon receiving results Follow Weidner Move In Experience with all approved applicants Maintain and follow up on traffic in queue Oversee completion of market analysis and shop competitive properties at least monthly Implement marketing and leasing strategies daily Maintain in depth knowledge of the community, residents, and competitor properties at all times Meet with Community Director regularly to review leasing performance and goals, to improve leasing initiatives and strategy Actively manage lease renewals in a timely manner and develop retention program Ensure market ready apartments, common areas and amenities are clean and maintained daily to Weidner’s quality standards Benefits & Perks Eligible on-site employees enjoy: Health & Wellness Medical, Dental, and Vision Insurance Employer-paid Basic Life Insurance Employee Assistance Program (EAP) providing confidential support for personal, financial, and legal matters; up to three sessions at no cost Financial Benefits 401(k) Retirement Plan with company match of up to 4% of your eligible income Opportunities to earn leasing commissions and/or semi-annual performance-based bonuses (position dependent) tied to community performance Time Away from Work Vacation accrual, with no usage waiting period upon accrual Sick time accrual, with accrued time usage eligibility after 60 days of employment Nine company-designated paid holidays annually Housing Benefits Employee apartment discount available at Weidner communities, subject to availability and community guidelines Join Weidner Apartment Homes and become part of a team that values your contributions and invests in your success. Qualifications 2+ years of property management experience required Prior customer service experienced required Complete tasks in a safe and efficient manner Ability to work in a fast-paced environment with strong motivation to learn & contribute on a daily basis Able to give professional directions clearly in person, over the phone, email and text Experienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook) Yardi and Paycom experience preferred; Willing and able to learn new software programs Follow Weidner’s Mission, Vision and Values and comply with all Weidner policies and procedures as well as all Fair Housing, local, state/province, and federal laws Prompt, regular attendance; wear company dress code / uniform & maintain professional appearance at all times Work effectively and cooperatively in a team environment and/or independently Ability to work outside of normal scheduled hours as needed Willing and able to be assigned to other Weidner properties as needed Working knowledge of English; detail oriented, well organized Must agree to a criminal background check and sign an agreement for voluntary drug testing Must have access to personal vehicle and/or reliable transportation, at all times Driver’s license, vehicle and vehicle insurance must be valid and unexpired at all times and match the country in which associate will work #J-18808-Ljbffr Socket.dev
