Job Title: Assistant Property Manager (Resident Experience)

Location: Lafayette, CO (on-site, with regular field time across Boulder County and the Denver Front Range)

Type: Full-time

Pay: $75,000/year, based on experience

The Role

The Assistant Property Manager owns the resident side of our business once a lease is signed. You will be the main point of contact for our residents, coordinate maintenance from request to completion, and run our move-in, move-out, and mid-year inspections. This role is very detail oriented. The right person catches the small things, documents everything, and knows enough about home repairs to ask the right questions before anyone is dispatched.

What You Will Do

Resident relations

• Be the primary contact for residents by phone, email and our resident portal
\n
• Handle resident concerns, complaints and lease compliance issues with clear, calm and fair communication
\n
• Resolve issues as they come up, and escalate to leadership when needed
\n
• Keep accurate notes and communication records in our property management software
\n

Maintenance coordination

\n
• Take in and triage work orders by urgency, deciding what's an emergency and what can be scheduled
\n
• Troubleshoot with residents before dispatching (breakers, GFCIs, thermostat settings, disposal resets, shutoff valves)
\n
• Schedule work with our maintenance technicians and outside vendors
\n
• Review bids and invoices for accuracy and scope, and coordinate repair approvals with our Owner Team
\n
• Follow every work order through to completion and confirm the resident is satisfied
\n

Inspections

\n
• Complete move in, move out and mid year inspections with detailed photo documentation
\n
• Turn inspection findings into clear, prioritized repair lists
\n
• Document property condition to support security deposit dispositions
\n

Operations

\n
• Track open work orders and follow up so nothing sits
\n
• Help keep our processes, checklists and templates current
\n
• Work with the Leasing and Owner Teams on turnovers, renewals and resident transitions
\n

What We Are Looking For

\n
• You must be good with people and have high emotional intelligence
\n
• 2+ years in property management, maintenance coordination or a similar role working directly with residents or customers
\n
• Working knowledge of home maintenance and repairs (plumbing, electrical basics, HVAC, appliances, drywall, roofing, water intrusion). You don't need to do the repairs, but you need to understand them.
\n
• Very detail-oriented, with clean and thorough documentation habits
\n
• Calm, professional, and empathetic with frustrated residents
\n
• Able to manage many open items at once and prioritize well
\n
• Comfortable with technology and quick to learn new software
\n
• Valid driver's license, reliable vehicle, and current auto insurance
\n

Nice to Have

\n
• Experience with AppFolio, LeadSimple or zInspector
\n
• Knowledge of Colorado landlord-tenant law, including warranty of habitability and security deposit rules
\n
• Colorado real estate license or a property management designation
\n

Schedule

\n
• Monday through Friday, 8-5pm
\n
• Occasional after-hours availability for true emergencies. Rotation with the team.
