Service Technician IIPosition at Windsor CommunitiesWindsor at Doral is a mid-rise style community consisting of 249 apartment homes.Compensation: Our company considers a range of factors including education and experience when determining base compensation.Hourly: Starting at $22.52 - $28.15 per hour, depending on years of experience, tenure, and location.Annual Starting Comp: $46,841 - $58,552.For the fifth year in a row, Windsor Communities is the recipient of the 2025 Kingsley Excellence Award achieving the top award for Overall Customer Service.Key ResponsibilitiesGeneral Maintenance: Perform routine maintenance tasks including plumbing, electrical, painting, carpentry, and appliance repairs. Maintain property curb appeal and all pool/spa/fountains.Work Orders: Complete work orders efficiently and ensure they are closed out within 24 hours. The system currently utilized Yardi.Unit Turnover: Prepare vacant units for new residents, including painting, cleaning, and necessary repairs.Emergency On-Call Repairs: Respond to emergency maintenance requests and after-hours calls in an on-call rotation. Weekend work is a requirement.Preventive Maintenance: Conduct regular inspections and preventive maintenance on all equipment and systems (e.g., HVAC, plumbing, electrical, Fire & Life Safety) to ensure proper functioning and to prevent potential issues.Safety and Compliance: Ensure compliance with all safety regulations and policies. Maintain a clean and safe working environment using proper PPE (Personal Protective Equipment).Inventory Management: Manage and track inventory of maintenance supplies and equipment. Request replacements as needed from Service Manager.Record Keeping: Maintain accurate records of maintenance activities, repairs and daily mechanical rounds. Utilize computer, smart phone, and tablet.Customer Service: Interact with residents in a professional and courteous manner, addressing their concerns promptly and effectively. Support the company's values and culture. Technical training or certifications in relevant fields (e.g., HVAC, plumbing, electrical) preferred.Experience: Minimum of 2 years of experience in apartment maintenance or a related field.Proficient in using hand and power tools.Strong experience in HVAC, plumbing, electrical, and general maintenance repairs.Excellent problem-solving skills and attention to detail.Ability to work independently and as part of a team.Excellent communication and interpersonal skills.Experience and ability using smart devices and property management software.EPA Type II preferred or ability to become certified within 90 days of start date.CPO (Certified Pool Operator) preferred or ability to become certified within 90 days of start date.Physical Requirements: Ability to lift and carry up to 50 pounds.Ability to stand, walk, bend, and climb stairs/ladders for extended periods.Windsor Communities provides training, mentoring, growth, and advancement opportunities for our valued associates.
