Facilities TechnicianThe Facilities Technician performs skilled and semi-skilled maintenance, repair, inspection, and preventive maintenance of City buildings, facilities, and related systems. The position independently evaluates routine facility problems, determines appropriate repair methods, completes work within established capabilities, and identifies conditions requiring licensed contractors or specialized technical services.This position performs general carpentry, painting, minor plumbing and electrical work, hardware repair, equipment maintenance, and other building maintenance activities. The Facilities Technician assists in maintaining City facilities in a safe, functional, professional, and reliable condition while supporting the day-to-day operational needs of City departments.Responsibilities and DutiesPerforms routine, preventive, and corrective maintenance on City buildings, offices, public facilities, and associated property.Inspects facilities to identify maintenance needs, safety concerns, deterioration, equipment problems, and potential repairs before they become significant failures.Troubleshoots building and facility problems to determine the probable cause and appropriate course of action.Performs general building repairs including carpentry, drywall repair, painting, caulking, flooring repairs, ceiling tile replacement, doors, locks, hinges, cabinetry, shelving, and similar components.Performs minor plumbing repairs such as replacing faucets, fixtures, valves, toilet components, supply lines, and clearing minor obstructions within the employee's training and capabilities.Performs minor electrical maintenance such as replacing lamps, switches, receptacles, fixtures, and similar components when permitted and appropriate based on training, licensing requirements, and City procedures.Monitors the general condition and operation of HVAC, plumbing, electrical, lighting, and other building systems and reports or coordinates repair needs.Determines when maintenance or repair work exceeds the position's technical capabilities, available equipment, or legal/licensing authority and should be referred to a qualified contractor or service provider.Assists with obtaining information, describing the scope of needed repairs, coordinating contractor access, and monitoring contracted facility work as assigned.Performs preventive maintenance according to established schedules, manufacturer recommendations, and observed facility conditions.Responds to facility-related service requests from City departments, prioritizing work based on safety, operational impact, urgency, and available resources.Performs minor repairs and maintenance on facility-related equipment, furnishings, appliances, and fixtures.Assists with facility setup, furniture assembly or relocation, installation of shelving, signage, fixtures, and other City operational needs.Maintains tools, equipment, supplies, replacement parts, and facility maintenance materials in safe and serviceable condition.Documents completed maintenance, inspections, identified deficiencies, contractor needs, and other work activities using established work-order or recordkeeping processes.Identifies recurring maintenance issues and recommends repairs, replacement, preventive measures, or capital improvements when appropriate.Responds to urgent facility issues and assists with emergency repairs or building protection measures as needed.Follows applicable safety procedures and uses appropriate personal protective equipment when performing maintenance activities.Performs other related duties as assigned.Knowledge, Skills, and AbilitiesBuilding Maintenance & RepairWorking knowledge of general building maintenance practices, materials, tools, and repair techniques.Ability to perform a broad range of carpentry, painting, fixture, hardware, and general facility repairs.Understands basic operation of plumbing, electrical, HVAC, and other common building systems.Troubleshooting & Technical JudgmentAbility to inspect a problem, identify likely causes, and determine an appropriate repair approach.Recognizes the limits of personal training, equipment, and authority.Distinguishes between work that can safely be completed in-house and work requiring licensed or specialized contractors.Avoids temporary repairs that could create additional safety, operational, or property risks.Preventive MaintenanceIdentifies maintenance needs before equipment or facility components fail.Follows preventive maintenance schedules and manufacturer recommendations.Recognizes patterns of recurring failures and recommends longer-term solutions.Safety & Risk AwarenessUses tools, ladders, equipment, chemicals, and personal protective equipment safely.Identifies unsafe facility conditions and takes appropriate action to protect employees and the public.Understands when work should be stopped due to safety concerns or the need for specialized expertise.Organization & AccountabilityPrioritizes multiple maintenance requests based on urgency and operational impact.Maintains accurate records of work performed and outstanding needs.Properly maintains City tools, equipment, supplies, and assigned work areas.Customer Service & CommunicationCommunicates professionally with City employees, contractors, vendors, and the public.Provides clear information regarding facility problems, anticipated repairs, and service needs.Works effectively with employees across City departments while minimizing disruption to City operations.Training, Education, and Experience RequiredHigh school diploma or GED.Experience performing building, facility, construction, property, or general maintenance work.Valid Texas driver's licensePreferredThree (3) or more years of progressively responsible facility, building, commercial property, construction, or general maintenance experience.Experience maintaining commercial, governmental, institutional, or multi-building facilities.Training or experience in carpentry, HVAC, plumbing, electrical, or other building trades.Equivalent combinations of education, training, and experience that provide the
