Single Family Acquisitions Manager

The Opportunity

We are a real estate investment firm founded by Harvard alums that’s historically been focused on multifamily investments. We’re now building out a new investment division to acquire single family homes. 

We are looking to hire someone who can take ownership over building out our single family acquisitions function from the ground up, including the strategy, systems, relationships, underwriting process, and deal pipeline. Working closely with the company’s partners you would help set the direction for our single family home division. What You Will Own

Deal Sourcing and Pipeline Development

• Help build our deal sourcing process using MLS, off-market, wholesale, broker relationships, direct-to-seller, and any channels you believe in
• Establish and cultivate relationships with real estate agents, wholesalers, property managers, and other deal sources in our target markets
• Develop and implement a systematic approach to pipeline tracking and deal flow management
• Research target markets and identify submarkets with the best return profiles based on rent growth, employment trends, migration patterns, and housing supply
• Negotiate purchase terms and work with legal on contract execution

Underwriting and Investment Analysis

• Help refine our underwriting model and acquisition criteria 
• Evaluate individual properties for acquisition 
• Estimate renovation costs, ongoing repair and maintenance, property taxes, insurance, and other operating expenses
• Develop and articulate clear buy/pass recommendations to leadership with supporting analysis
• Monitor market conditions and adjust underwriting assumptions to reflect current realities

Systems and Process Building

• Design and implement the workflows, tools, and processes to scale single family acquisitions
• Build our market intelligence operation by tracking comps, rental rates, vacancy trends, and market activity
• Establish reporting frameworks leadership to be able to evaluate pipeline, deal activity, portfolio performance, and data analysis
• Fluent in AI tools and can incorporate them into all systems and processes to increase efficiently and automation

You’re someone who has done this work inside someone else's organization and spent time thinking about how you would do it differently if it were your own company. You are not looking for a job where someone hands you a process to follow. You understand the details of single family homes including not only the numbers, but also the physical asset, neighborhoods, and local market dynamics. You know what makes a good house, what makes a bad deal, and how to tell the difference. You have the analytical rigor to underwrite deals correctly and draw conclusions from sets of data, and the people skills to build relationships that generate deal flow. 

Qualifications

• 3-5 years of experience in single family residential acquisitions or SFR investment
• Demonstrated ability to underwrite residential real estate investments independently 
• Experience sourcing deals through multiple channels including MLS, off-market, and broker relationships
• Strong financial modeling skills in Excel so that you can build a model from scratch
• Experience managing the full acquisition lifecycle from identifying properties to going under contract
• Knowledge of specific US markets and the ability to quickly get up to speed on new ones
• Track record of making sound, independent investment judgments
• Bachelor's degree required

What Will Set You Apart

• You have thought seriously about how to improve SFR investment acquisitions and have a point of view on how to do it
• Experience at an earlier-stage company or in a role where you built something that didn't exist before
• Existing relationships with brokers, wholesalers, or other deal sources in target markets
• Familiarity with tools, data providers, and platforms used by SFR investment firms
• You can easily take market and pricing data and analyze it to make correct conclusions and recommendations

Salary Range

$90,000 - $140,000 base
