JOB DESCRIPTION SUMMARY This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all leasing activities for new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals. JOB DESCRIPTION Essential Responsibilities Perform all sales and leasing activities: greet and qualify prospects, conduct community tours and apartment showings, process applications, conduct credit screening and criminal background checks, prepare lease and move‑in package, and ensure smooth resident move‑in and lease signing. Inspect apartments prior to resident move‑in, ensure they are in move‑in ready condition, and coordinate any required maintenance. Stay informed about market and competitor conditions; develop and implement short‑ and long‑term marketing plans and goals; follow company policies related to concessions, specials, and other programs to boost occupancy. Design and execute marketing activities to generate traffic to the community, including resident referral programs, employer outreach, internet marketing tools (Craigslist, Facebook, e‑mail, other websites), and community‑specific marketing plans. Use on‑site property management software (e.g., OneSite, Yardi) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents. Ensure show units meet company standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising, and preparing the leasing office. Follow‑up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls. Execute lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed and implemented on time. Respond quickly and courteously to resident and client/owner concerns and questions; take prompt action to solve problems and document resident requests to appropriate individuals. Required Licenses or Certifications Licenses and certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet). Push, pull, lift, carry or maneuver weights up to twenty‑five pounds independently and fifty pounds with assistance. Occasional travel to assist other properties, attend training classes, business meetings, or other situations necessary for daily responsibilities. Work a flexible schedule, including evening, weekend, and holiday calls. Compensation Hourly range: $15.00 - $18.00. Additional Compensation Corporate positions may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
